^ A high level employee made mention of it to me.... however, I have no idea of its extent and/or enforceability. It makes sense that they'd want to have some discussion with Cordish/Cards before making the multi-million $$ investment.

Im so torn. This is awesome for BPV and downtown but will all this momentum shift to BPV erode Washington even further. I worry without a big new project on Washington BPV could really put a dent in 10 years of investment by all of its residents. Same old worries. . .sorry.

how would more development south of downtown, hurt Washington ave? I could understand if there is bar over saturation, but real meaningful development hurt.I think it would only help all of downtown, since its mostly a dead-zone around the southern half of downtown.
A BPV multifamily project is not even the same product as all of the other sites downtown. The units overlooking the ballpark will be in a class by themselves. This is only a good thing for all parts of downtown.

^ I agree rounding out BPV with residential, maybe even a hotel, should help everybody. Office as well if it ever gets in. I suppose if there is a significant amount of additional bars/restaurant it could hurt Wash Ave a bit. But also a Phase II won't be up by time Arcade-Wright is done, which should give some more activity to NoMa, including Wash Ave. And BPV's success gives Wash Ave owners an opportunity/push to develop into something a bit more sophisticated. And getting another hit restaurant would help. They'll just have to figure it out on how to successfully distinguish the district... along with the Laclede's Landing folks.

Ok cool those comment easy my worries. My only thought was currently BPV is taking its toll on wash ave and more development would take even a bigger toll. I hope you guys are right

FWIW, Bill Dewitt III was on The Morning After on 9/26 (audio ). I know this is hardly breaking news but he does address future development, including the possibility of a business tenant. A summary:

- He talks about addressing the cellphone connectivity issues/adding WiFi access points in the park.
Discusses PBV's positive impact on their attendance; doesn't know exact numbers but it's positive. Said numbers in BPV have been 'great'.
Talked about the strategy of developing events' such as concerts and movie showings to draw folks to downtown on non-gamedays.
Acknowledged their restaurants and bars have had some impact on other businesses in the vicinity. Hoped that the events they're planning in the offseason bring people into town who would also patronize those establishments.
At roughly the 6:10 mark he was asked if they have 'any plans in the future to build more structures on that Ballpark Village land'. He said: 'we'd love to'. Strategy for development is for additional structures whether it's residential or office or additional retail.
'Right now we're just trying to get operationaly squared away on the first phase but in the next year or so we're going to take a real hard look at what's possible.
'Obviously to do a big office tower you need an anchor tenant. Right now we don't have one. But over the last 6-7 years I've been working on this thing several of them have come and gone and if any of them had come when we were already done like we are now we'd have been able to land them.'

I'm a little shocked it wasn't more packed. I know the crowds pre and post game were crazy, but I assumed it would be closer to what it was for the USA soccer games than it was in the video.

Went to BPV last night to watch a bit of the hockey game. I was told by the waiter at the Brew House, that all beer prices have been increased by a $1 over the price listed on the menu for the duration of the Cardinals' playoff run. $8.50 for a pint of Goose Island! Doubt I will be back anytime soon.
