I thought Webster would only occupy the second and third floors, not the first. With this, Roberts Tower and soon the Chemical being occupied, surely all those new residents walking around OPO should be able to attract actual retail down there. The developers shouldn't have the stoop as low as making the whole first floor Webster space that only a few people will ever use.
I'd be happy to see Webster U. taking up the first three floors of the Arcade-Wright. Three floors means that many more offices, classrooms, administrators, teachers, and students. Will the OPOP Tower, Arcade, and Chemical coming online increase retail demand downtown? Almost certainly yes. Is the Arcade the only location to absorb it? No. The OPOP Tower, Chemical, Board of Ed., and Sydicate all will have new retail space available in and around the Old Post Office. There's also the entire first floor of the Railway Exchange Building sitting empty one block away.
What makes you think "only a few people will ever use" a downtown Webster U. campus that covers three floors of the Arcade? It seems more likely that it will be a major locus of activity throughout the day and evenings.
Also the idea that the developers are "stooping" doesn't make much sense. Webster U. is the ideal tenant: they have deep pockets, need lots of space, and are willing to sign a long-term lease. Dominion is probably delighted to have them as an anchor for the project, in what is a rather awkward space by today's retail standards.

My understanding has been first floor retail plus Webster on two levels. I could be mistaken, of course.

I hope there is at least some public commercial space fronting Olive.... the Arcade space should be one of downtown's most elegant.

This is awesome. Downtown is moving forward. I know a lot of people have been saying its been slow, but it will look a lot different 5 years from now.

Last I heard (from someone closely involved with the project), construction financing is in process and is expected to close in July.

Project must close by the end of June. Look for a formal announcement on Arcade's tenant in the next week or so.

With webster winning a law suit to expend in webster groves, wonder if that changes their expansion plans here
^ I'm thinking not when you look at what they want to put in the seminary buildings. I don't see them growing the campus between the chess club and administrative and IT offices which I believe are going across the street. Could be mistaken but simply put I don't see any new buildings on the green grass in the foreseeable future.
What I see for downtown, an opportunity for Webster University to grow its business and international studies program without a huge capital outlay of building new within Campus and at same time attracting a larger more diverse student body that might or might not be working full time. It will be a new take for the small private colleges compared to everyone else in the region.

The other day I saw the doors open and lights on the first floor and two BMW park in the little fence. Could they have been engineers or construction mangers doing a look through before construction starts?
