Does anyone know how many people work at the Greenstreet headquarters? I'm curious how many jobs they're moving from Clayton.
^ Not sure how many people...but I imagine it would include both Green Street's Clayton office and HDA's Chesterfield office since Green Street acquired them.

They didn't say how many employees Green Street had.Financial terms of the deal, which closed Oct. 20, were not disclosed, but Chesterfield-based HDA will retain its company name and all 16 employees while working under the umbrella of Green Street Building Group, the firm's multifamily and hospitality arm. HDA also will continue to work on projects independent of Green Street. The two companies will remain in their respective offices for now, but there are plans for a future headquarters that would eventually combine offices, officials said.

It’s located in a small industrial neighborhood bordered by Interstate 44 to the south, railroad tracks to the north and Kingshighway to the west. Rolves said the neighbors have only changed twice in that time. Though recently, he said, someone tore down a warehouse near his to build a restaurant.
“The one next to us was a manufacturing building that had been closed for 10 to 15 years. And it was all covered in graffiti. And so I kind of liked that they're cleaning it up,” he said. “But if they put in a shopping center there, what will that do? I don't know the answer to that.”"

ST. LOUIS – (February 10, 2021)- Following the acquisition of HDA by Green Street St. Louis (“Green Street”), the firms plan to combine offices this fall as part of the Bar K redevelopment at 4565 McRee Avenue, in the city of St. Louis, near the intersection of McRee and Vandeventer Avenues.
The 64,000 SF redevelopment will include Kansas City-based Bar K’s first St. Louis dog park and entertainment facility. The Bar K facility will include extensive indoor and outdoor areas for supervised dog play adjacent to bar, restaurant, and event space. In addition, Bar K will create a dog adoption and pet education facility in partnership with St. Louis-based Purina-owned pet-adoption site Petfinder.com, as well as Stay@Bar K, a 6,700 SF daycare and grooming facility in collaboration with St. Louis-based Kennelwood.
“We can’t wait to bring the Bar K experience to the people and dogs of St. Louis,” said Leib Dodell, the company’s co-founder. “The facility is going to be paradise for dog lovers, and we couldn’t be happier that Green Street and HDA will be part of our new community.”
Green Street and HDA’s combined offices will occupy approximately 31,000 SF on the first floor and mezzanine level of the building to house approximately 50 employees. With an October 2021 scheduled completion date, the $20M project will create nearly 200 jobs and 150 construction jobs.
“We’ve been wanting to relocate our offices to the city for some time now,” said Phil Hulse, founder and CEO of Green Street. “With the increased growth of our company through the creation of Green Street Building Group and acquisition of HDA, we have a great opportunity before us to come together under one roof. We look forward to future team building events at Bar K.”
Bar K was recently selected as one of the top three “Kansas City Startups to Watch in 2021” by Startland News, from more than more than more than 400 nominations and news-room generated leads. Most of the top-10 recipients are technology-related companies, with Bar K being one of only two lifestyle brands. This points to the unique experience Bar K provides and its important place in the community.
“We’re excited to see a company like Bar K — with its shared focus on entertaining dogs and their humans alike — drive its own success and compete in larger and varied markets. 2021 will be a year to unleash Bar K’s potential and exercise the keen discipline and expertise we’ve witnessed for years,” said Tommy Felts, News Director, Startland News.
Emerald Capital Strategic Advisors assisted Green Street in sourcing and closing $18M in New Markets Tax Credit Allocation to support the project. Green Street also utilized other forms of non-traditional capital such as Opportunity Zones Investments to allow the project to move forward. Collective project financing is provided by Peoples National Bank, United Bank of Union, U.S. Bancorp Community Development Corporation and the Community Development Entities of St. Louis Development Corporation, MBS Urban Initiatives CDE (an affiliate of McCormack Baron Salazar) and RBC Community Development.
”After two years of collaborative work with Bar K and our financing partners, it’s extremely gratifying to see construction work underway,” said Nicole Blumner, Senior Vice President of Development, Green Street. “We look forward to creating a unique and joyful amenity in the heart of St. Louis that we can also call home for our growing company for many years to come.”
Bar K is being designed by Arcturis with construction managed by Green Street Construction. HDA is designing the office component with interiors by O’Toole Design and Green Street Building Group managing construction. Civil engineering is being performed by Stock & Associates Consulting Engineers, Inc. with environmental consulting by ATON Environmental.
The development is the first of two phases planned for the McRee area. Green Street is considering its options for the redevelopment of the adjacent six acres at 4591 McRee Avenue.

I don't know that much about Bar-K in KC, but the Bar-K in St. Louis sounds like it is going to be absolutely fantastic.
I wouldn't be surprised if they end up opening another location in St. Louis County or St. Charles at some point.

Kennelwood Pet Resorts, which operate several grooming, care and boarding facilities in the region, has partnered with Bar K to open “Stay! @ Bar K,” at 4565 McRee Avenue, in the same warehouse as the bar. Kennelwood, founded in 1974, will provide on-site dog day care, grooming and training. Dogs boarded overnight will be transported to an existing Kennelwood location.

So as I said, the groundbreaking took place yesterday. It was attended by mostly Green Street employees and key people in this deal, but also friends of the company and investors. I'm surprised Joe Roddy, Tina Pihl, or the Mayor didn't show up to this event since it was a celebration. Green Street's offices here will have room for 80 employees with room to grow to over 100. As we all know, Bar K is going here too. The event's speakers were Phil Hulse (Green Street), Abdul-Kaba Abdullah (Park Central), Leib Dodell (Bar K), Nicole Blumner (Green Street), Chris Danforth (Kennelwood), and Kevin Morrell (Green Street). The space actually reminds me of a much simpler version of the City Foundry, so that's interesting. Things are still on track for an October move-in. A few things to note about this from the event today...

- Phil Hulse hinted at future development along McRee including at 4591 McRee (where the apartment building is proposed) and at a 9 acre site along Vandeventer. Their goal is to create destinations that draw people into the City and strengthen it in the long run.
- This project was three years in the making with Bar K originally supposed to go into the now demolished 4591 McRee building. That building though, as architectural work started on it, was found to be beyond repair so plans were changed to allow the building to come down and be replaced with a higher usage in the future.
- Phil Hulse touted the Union project, which will have it's own groundbreaking in a few weeks, as a "model for future investments of that type across the nation", meaning the workforce housing model they developed.
- A good amount of time was spent on celebrating a company consolidating 4 different offices in the County into one, state-of-the-art office in the City.
- Bar K is supposed to employee 100 employees, meaning that initially, 4565 McRee will be home to 180 workers. That's 180 new employees in the City occupying a previously vacant industrial building.
- Many thanks were given to Joe Roddy, Otis Williams, Arch to Park (Jason Hall) for helping push this project along. Phil Hulse and Abdul touched on the issue of the complex road developers take when undertaking an urban redevelopment project. In the case of Green Street, undertaking projects that involve environmental cleanup.
- Lastly, Phil touched on the Armory a bit (bouncing back to "destinations". Says Rec Hall should open in 9 months (so March 2022).

I mean, groundbreaking ceremonies are just that - ceremonial. The presence or absence of local leaders doesn't really affect anything. Sure, it might show 'support' and all that for them to show up, but the only support that matters in the end is what actually happens at City Hall. Bit premature to say it's going to be a 'long four years' when we're only a few months in to Jones' mayorship in any case.

^Yep, that's exactly how I visualized Green Street's description of their plans for that area. A bunch of isolated, low-rise, low-density buildings; like anchored ships bobbing in a sea of asphalt, lawnscaping, and water-retention ditches. Just a little slice of Chesterfield Valley nirvana.

Went to the Bar K pop up today. Pretty young crowd. Really fun, and a ton of people showed up. Bought an early bird membership for my dogs and plan on spending a good chunk of time there. A cool addition for the city.

My neighbor first mentioned Bar K to me a while back. She’s been to the one in KC several times and says it’s extremely popular. Her and I were going to go to the fall fest event today with our dogs but we weren’t sure when the severe thunderstorms would roll in. Looks like we would have had time today but oh well. I definitely plan on checking it out soon. I looked at the google pics of the KC location and I must say, if the STL location is anything like the one in KC, it will be a huge hit.
