LCRA request to blight 4565-91 McRee by Green Street - looks like a rehab of the old Cardinal Supply building into offices, "Bar K" and charging stations 

the one story warehouse next door to be demoed for a "Possible entertainment tenant"  that will employ up to 300 and cost 28 million -

Wondering if the entertainment tenant is the same group that is using the plumbers supply building before they tear it down for apartments.

^ i can't imagine they would employ anywhere near 300 people. it's such a weird, desolate location for an entertainment tenant.

My guess is Dave and Busters plus a smaller tenant or two in out lot buildings.   And the location may not seem logical right now, but it's also fairly close to major interstates and between areas that have been red lot (CWE, TGS, Cortex, etc).

It's going to be interesting to see who they get to move in here. I've been told by a few people that this is a Phase 1. More things to come for McRee.

I do enjoy the fact that there seems to be a new development proposal in the PD at least weekly. It's been a long time since we have had this many proposals and construction in our central corridor.

If they can find a way to put in a pedestrian bridge over the tracks to link to the Grove, with all of the new residential going in, this place will do very well at this location.

I'm sure they could if Green Street wants to spring a few million for it.  It would tie into their Swan / Taylor and Newstead / Vista projects perfectly.  

Are there long-term plans for the Union Pacific spur that goes past the east side of this site?  Future Greenway trail?

I'm half surprised the railroad's aren't labeled "St. Louis, Iron Mountain and Southern" and "Atlantic and Pacific Railroad." (Given that they're respectively UP and BNSF these days, and only one of those routes was ever really controlled by dear MoP. Though they did have that other line just off the map to the north.) But all quasi-historic nonsense aside, this is a neat project and I'm glad to see them incorporating a couple of interesting, if unassuming warehouses. Good luck to them! :)

McRee is a pretty forlorn looking street but it is a directly connected link to two of the busier NS streets... and do not overlook the power of the dog bar - my guess is that dog ownership in these units will be knocking on 90%

It's not like St. Louis has any shortage of vacant or underutilized industrial lots adjacent to the eight hundred little pockets of activity our ADD-afflicted city planners have already created...

There are dozens of such lots along Vandeventer, Chouteau, Manchester, Delmar, Grand, Kingshighway, Olive, etc. where this type of project would complement and really help create an active streetscape around existing neighborhoods and development efforts (many of which desperately need it). Steelcote, Soho, Woodward Lofts, etc. do that.

This doesn't. There just isn't anything along McRee upon which to build, or adjacent neighborhoods to connect, and not even much potential for residential renovation, except maybe the 2-story MEECO/Bed Guy building at Kingshighway...

If they want to build here fine, that's their business, but why would the city want to provide incentives?

I would think there must be some plan to get bike/walk access from McRee to the Grove at either Taylor or Newstead. Once you have that, it is opened up to Wash U Med and Cortex as well.

You're not gonna get any argument from me regarding the current ugliness of the area...but the far end of this project site is only ~2,000' from the intersection of Tower Grove and McRee.  An intersection with at least 5 or 6 cafes or eateries, a school, and a few other nearby businesses in a growing and rapidly infilling neighborhood.  Combine that with the planned (and I believe mostly funded) cycle track coming to Tower Grove Avenue between Tower Grove Park and Cortex and a quick bike ride from this proposed apartment building could quickly get you into more dense, active parts of the city.  Obviously pedestrian enhancements would need to be made around Vandeventer and McRee, especially where the highway exits...but that could be done.  A hypothetical connection over the tracks to the Grove would do even more.


Anyway, those are my thoughts.  At the end of the day, none of us really know what the future holds.  Whose to say that as Botanical Heights continues to grow some of these industrial businesses don't relocate allowing Green Street to further tie the area together?  Gotta start somewhere...

They're clearly building for the long term. Also, we don't know what other parcels in the area they may already have options on.

Green Street is incredibly bullish on the Grove area of town. From "Union" and "Terra" to the planned project at Liberty Bell Oil on Vandeventer, to McRee, they're going all in here. 

It has been said many times that they have a big vision for McRee and it will require working with other property owners to buy up the and needed for future development. Some properties are probably already quietly under contract without us knowing. The construction of 260 apartments on McRee + The Bar K bar + office space could just be considered a "Phase 1" in my mind for the redevelopment of McRee.

Finally, I'd expect the Water Department to move out. Especially if Green Street offers the City a fair amount of money. We will see though. I applaud Green Street going all in on this
