This is one of the reasons projects use LLC structures. Once the financing closes, all the money is in place and committed to the project. The Rail LLC (or whatever it is called), is a separate entity from Green Street. Green Street might stlll have someone on board or someone might have stepped in to execute the project as "developer", but real estate project and ownership entity is its own thing.
Typically, you think of the LLC structure sheltering the development company from individual project failure, but in this case it worked the other way around.
Was just there last Saturday (9/1). Still open. Hot and stagnant day and still well attended, people buying lots of drinks. Can’t imagine it’s a money loser, but it is frickin HUGE.
Had a friend at a local dog park (not BarK), who was an experienced bartender and signed up to work there day one. Said the atmosphere was great, but it was so poorly managed from a food and beverage point of view that he had a two page list of things they were doing wrong, but not necessarily stuff the average customer would see. Place was leaking money (or leaving it on the table). Could chalk it up to early growing pains, but he left after 6 months or so when no changes were being made. He said the upper management was only really interested in the dog part, marketing and brand building (eg. the fun stuff), and the food and beverage (and the business in general) was an after-thought. Given the news, I'd assume a bunch of those problems still exist. I have gone a bunch and really enjoy it, so I hope they get things sorted out. Its pretty unique and a nice asset for the area.
Nice that they did something there. It would have been nice if it faced the street. And there was less of a setback. Another drive-to island fortress I guess.
Agreed with quincunx. I guess I’m left hoping that this development catalyzes more, better development in the future like happened around the Standard.

It's such an industrial area and so traffic heavy that I wonder how successful it'll be but I wish them well.
^yeah they really need to connect it to FPSE via Taylor and hopefully we see a shift similar to the Steelcote area... also desperately needs more and larger trees
That sucks. I am surprised they weren't able to find a buyer from that other similar concepts operating around the country. Perhaps one of them will slide in to the space.
