True or not, I feel like Lux has learned a lot in recent years, just they’d likely do better if they waited to welcome residents until construction is fully complete (or until very few minor things need to be finished). Most issues on Google seem to be around construction. But I’m not the developer of this, so I don’t control that.

That’s not a red flag with a developer with a lot of properties, funding for projects is different project to project so there are multiple llc set up to keep it all separatejayarebee wrote: ↑Feb 05, 2022The many name changes are definitely a red flag. Sorry to hear your about experience but it also doesn’t surprise me. Very similar posts are very frequent on Nextdoor and Reddit. Their management is terrible at all locations and they charge incredibly to much for what’s available. They have a build it and fill it mentality otherwise known as quantity over quality. Here’s to hoping Expo is better.
I don't think you could pay me to live in a LuxLiving building. When Chris says "they have learned a lot" I assume he means learned how better to screw over their tenants.

If the owners ever come around you could always try a form of bossnapping as a collective group of tenants ¯\_(ツ)_/¯

Chris, I know you do good work within the community and generally think admirably of your many efforts. When we know you have ties to Lux, posts like this make you come across as a shill. The author of the complaint moved from out of state, noting 3 significant delays in completion. Do you think Lux gave them an honest assessment of completion timelines? Do you think it was the tenants desire to move into an unfinished project, with limited amenities, and ongoing construction? Shouldn't there be a flip side to the coin that due to the delays and incompleteness and inaccessible promised amenities that certain concessions (pro-rated rent/discounts, for one) should be offered by the Lux Management? That would indicate "caring" about your tenants and their public profile / corporate image.chriss752 wrote: ↑Feb 05, 2022Improving building quality is one thing. Supposedly not caring is another. I have ties to many more people than just Lux (which actually isn't a very big tie at all). Some ties come with a lot of sway and power while others are simpler and quieter. - I think at first honest assessments for construction completion were given, but we all know the supply chain issues. Without knowing what's up, I assume that had something to do with missed deadlines. For many, this is something out of control.
- No, the tenants desire was not to move in to an unfinished project but...
- I am pretty sure rent concessions were and are offered. It's the least that can be done.
Should residents at the Hudson have thought more about moving into an unfinished building? Yes. But that doesn't excuse the constant bad behavior by LuxLiving and their associated entities. We should be concerned that Lux & co. are playing such an increasingly important role in our community. It seems like they own nearly half of Debaliviere Place, and have notable properties throughout the rest of the region. Not only do they build subpar housing stock, like the Hudson, that will be worth little 20 years from now, but they are also damaging the quality of historic properties such as Ely Walker Lofts and Park Lux. It honestly blows my mind that they are able to get away with as much as they are.

THANK YOU SOMEONE ELSE IS FINALLY SAYING IT!! build subpar housing stock, like the Hudson, that will be worth little 20 years from now,
1) I'm uploading the current Google Reviews of The Hudson here for archiving since they allegedly delete negative reviews.
2) @jayarebee, as a renter you have rights. Most notably, a right to organize: https://www.forestparksoutheast.com/st- ... g-toolkit/. You should consider a building-based tenants union and reaching out to Legal Services of Eastern Missouri (314-534-4200) for some guidance.
3) As mentioned above, if/as Lux & co. are playing such an increasingly important role in our community, and if similar concerns extend across other developers in our City, it's past time to consider a citywide tenant union, similar to KC Tenants: https://kctenants.org/about

Multiple entities as outlined above is an industry standard for owning real estate. Single asset real estate entities limit liability and have tax advantages. Literally every landlord and real estate developer structures their holdings this way.jayarebee wrote: ↑Feb 05, 2022The many name changes are definitely a red flag. 2000.00 dollars a month for rent?? LOL if it was not so seriously sad
Lux is allowed to cite supply chain issues for delays but I doubt the tenants are allowed to use similar excuses to delay or reduce the rent they are paying. Always a marvel how stacked things are in favor of landlords.

Funny that you mention this since Vic has actually been on-site the past couple of days. The negative Google reviews seem to be working…at least for now. I’ve never introduced myself to him, but he knew exactly who I was when he stopped me today to ask if the outstanding work orders had been completed to my satisfaction. I will give him credit for at least making an effort now that the residents have gotten angry enough to start sharing the complaints beyond onsite management , but time will tell if this is just damage control for the present or an actual long-term commitment to do better.Trololzilla wrote: ↑Feb 05, 2022If the owners ever come around you could always try a form of bossnapping as a collective group of tenants ¯\_(ツ)_/¯
It was pretty clear to me from your snide remarks that you were #TeamVicAndSid, #TeamScrewTenantsRights, so I didn’t bother to respond to your previous comments. But you are 100% wrong about rent concessions being offered. Residents have been told that because the Hudson is financed through the bank, offering rent concessions would not go over well for their relationship. LuxLiving feels justified in not offering concessions because if they do right by one person, they would have to do right by everyone who has an issue with their properties. Perhaps if they started out by doing the right thing, paying concessions would be a non-issue and their relationship with the bank would be secure. It would be a win-win for everyone. But, no, what we have instead is situations like this morning where a homeless person was found sleeping in the gym. Security is such a major issue here that residents have resorted to having to purchase manual door locks and pepper spray to feel safe in their own homes for which they pay $2K+/month. And what is management’s solution? They’re in the process of hiring a concierge for a few hours a day. Apartments have been flooded, someone’s car was literally stolen from the garage, residents have had to pay to repair tires from nails left by construction in the garage with no compensation from management, I’ve heard someone moving around in the middle of the night in the vacant apartment next door to me….but, please, tell me more about how my asking for help in this forum is a grift. How about you try living in a property owned or managed by Vic and Sid and then we’ll see how much you’ll cape for them,chriss752 wrote: ↑Feb 05, 2022I have ties to many more people than just Lux (which actually isn't a very big tie at all). I'm not going to debate Lux's past or mistakes made. It's not my company and therefore not my business. I have better usages of my time than to stay on here and debate this or post about other things when people have the tools to do the same. I shall return to my shadows to finish bridge burning, next business steps, and figure out my personal next steps away from here.

Since it’s my last post on here…
I don’t believe that a homeless person was in your building. If there was, ha. Welcome to living next to the Forest Park MetroLink station where druggies and homeless are known to hang out and, prior to all the development there, was among the most dangerous stops on the whole system. You chose to pay the $2000 per month rent, or however much you pay and believe it’s too much for what you get. There are so many other options in town that you could’ve chose from if price was going to be an issue. So welcome to the Lou. Hopefully your stay here gets better whether or not you Lux gives you what you want or you demand from a tenants union.
I’m happy to be leaving this forum for multiple reasons, but mostly because of the direction it has taken recently. b*tching and so on about this or that is just ridiculous. I care about the direction our city and region are going, but not enough to stick around on this forum. Even my own blog is a hot mess to keep up, and a money burner, so expect that venture to die off too. I’ll continue my own stuff in my own private groups across the web. Even when I leave St. Louis later this summer, I’ll still maintain those other groups because I at least care about the people, and their opinions, in those groups.
I will not miss posting drone photos on this forum because while many are genuinely grateful for them, others take the photos and use them for their own commentary on Twitter and elsewhere.
I will also not miss having to put on a fake face of caring about what true urbanism is or should be in order to avoid being trounced on here by people who either can’t take a joke, can’t tell when I’m being satirical, or wouldn’t be able to take it if I was being serious.
So, in conclusion, I’ll keep doing what I’m doing as it brings me great joy. And if somehow anyone on here ever crosses paths with me by chance and recognizes me, please continue on. The game’s done, so let me live in peace.

Hudson residents don’t make claims that they can’t back up with evidence. Good luck to you on your future endeavors.
Chris, you seem to go through this every few months. I hope you return as you have the other times.
I don't think this forum is any worse than most; actually, it's probably much better, more respectful and certainly more knowledgeable than most. You really can't run away from people or opinions that annoy you. Trust me, they'll be around for your entire life. Better to just develop a thick skin, roll your eyes, and learn how to grin and bear it.
See you on your other sites.

^^ jayarebee, is he homeless? sure he's not one of the construction workers or maybe a City employee taking a nap? asking because the bright yellow jacket looks high-vis... like issued gear.

some homeless/street persons are now wearing yellow/orange vests/jackets
Wow. Great view. Thanks for posting those. The ferris wheel adds a nice element. It's going to look great with the glow of the MLS stadium on game night - especially if some fans go all euro and start lighting flairs.
I agree that $2,000 is a lot, but not necessarily crazy at this point (depending on what you're getting). Especially if you are in the market for a brand-new construction apartment in the central corridor.
