Yes. This is the Talayna's parcel. The developer can be traced back to STL Citywide, who did Tribeca and is working on Chelsea.

^Let's hope they come up with a more exciting design for this one.  BTW, 150 units sounds like a lot for this site unless it's gonna stretch all the way to Waterman.

I’ve seen the design. In my opinion, it will be a great addition to this stretch.

Between this, the Pearl Company project, and the Dorze, Debaliviere will have 490 new apartments added in the last few years as well as thousands of square feet of new and renovated retail space.

Could Debaliviere be a great corridor again?

I wouldn't be surprised to see a hotel proposal for DeBaliviere popping up. Location seems like it would be ideal for family tourists.

It adds density, removes a parking lot on Pershing, has no new curb cuts on Pershing or Debaliviere, and it has a retail space at the corner. I think the final product will look better than the rendering. VE Design Group uses a cheap rendering software.

How will this building be oriented? Will the longer side face DeBaliviere or Pershing? Also, when is the development across the street supposed to break ground? It was supposed to begin construction by the end of 2019, but the businesses in the strip mall are still open with no sign of them closing soon.

The rendering you all see is looking at the building from catty-corner across the street. The Debaliviere side will have a half street frontage of retail space.

Pearl's project could begin in the Spring. I emailed Jeff today about it to see if he has an update, I haven't heard back yet.

Agreed. Good project for a lot of reasons, but with the size of the lot and number of units proposed I figured it’d be something taller and more poured concrete construction than wood frame. I suppose it was unrealistic to expect anything other than another Tribeca or Chelsea. Maybe this one will be the “Hell’s Kitchen”?

Yeah, about the only thing that saves this design a bit is the one-story retail base.  If it wasn't for that, this would look way too much like a suburban suites or extended stay hotel.  

Also, curious as to where the parking for this is going to be.  I assume it will be behind the retail, but that wouldn't seem to provide the number of spaces these guys usually want.

VE Design Group has done quite a few projects around town (including The Chelsea down the street, The Barton in Clayton, the Piazza on West Pine, and Choma 2 in the Grove), and they mostly all seem to follow the same pattern. Their one exception would be The Steelyard in Soulard.

The next project is not in the neighborhood.

More details will be made public sometime this week regarding this project. Maybe even a timeline.
