Some hiccups

StlToday - New St. Louis tax abatement policy would claw back incentives after high-dollar sales
Even that tax abatement, though, won’t get the support from SLDC at the Board of Aldermen unless Lux resolves a dispute with developer Pearl Capital Management, which is trying to develop adjacent property into a $91.5 million, 290-apartment mixed-use project. SLDC Director Otis Williams was mum on the details, but he made clear he wanted Lux to come to an understanding with Pearl.

I wonder what the dispute is. Is Pearl miffed that they've agreed to do a CBA while Lux isn't?

^ wouldn't that be a dispute with the city? i'm having a hard time imaging what kind of dispute between developers would cause the city to delay a project.

Is Pearl worried what might go into 310's retail space?

How big is their retail space at 310? I always just assumed it would be a restaurant?

Not very big from the low res floor plan in tbe LCRA agenda.

Maybe it's about parking?
Or some infrastructure under DeBaliviere?

^That looks like it's for a tieback wall so they can start excavation.

^ This was posted in the correct thread already.

The whole point of the Pearl project is TRANSIT ORIENTED DEVELOPMENT. Now, maybe you don’t have any idea what that means...but the idea is to reduce car travel...hence the fewer parking spaces.

Not to fear...this is St. Louis so there is sh*t loads of parking nearby...or just use the transit system...which is kind of the whole point.

DUH!

No one addresses the question: what if say 10 or even more residents of these twig and stick apartments invite two of  more persons over WHERE DO THEY PARK??
Who cares? I used to have to walk 5 blocks from my car to my residence when I went to school in Seattle. I’m sure folks can manage.

WHERE?
If people don’t like it they don’t have to live there. I don’t think they will have an issue finding enough people to move in there that aren’t worried about it. They don’t need to make everyone happy. Just enough to fill the place.

No need to go 5 blocks out. Plenty of free parking on Waterman, Pershing, Clara, DeGiverville, McPherson, Kingsbury. All sorts of options within 1-2 blocks.
