BJC is finishing up planning for the expansion. I like the new renderings more then the older ones. There will be two buildings now with none them having a huge sky-bridge.

here's the website with a link to the fundraising site.... looks like a great project.Gateway City wrote:They still have a few thousand dollars to raise. It will be on Morganford. Should be nice for St. Louis' image to skaters because we don't have a real skatepark in the City right now.

thanks again, erina.... I wasn't sure what was going to be the future of the skateboard community after losing the Kingshighway spot.
updated to include awesome project by UIC to rehab 1930's 1520 S. Vandeventer in the Vandergrove area for an IT company that is moving to the city from the County.

These are the types of smaller projects that will build on Cortex and other headliners and move the city forward.

^ such a nondescript little building in a weird location... wonder why they chose that one.
- 8,155
^ I imagine UIC is delivering them a creative space at a solid price point... it also is a pretty convenient area with good access to both 44 & 60 by car, Tower Grove Mews is right around the corner for lunch or after-work drinks and the Grove is walkable as well on a nice day. Not a glamorous address but I can definitely see the interest.

A growing IT company needs a location that can attract a workforce. They moved first from Fenton to a larger space in Clayton, and now from Clayton to the area between the Grove and Tower Grove. That says a lot.
^ The members of the demographic that predominates in the contemporary tech scene don't want to live in Clayton and they certainly don't want to live in Fenton.
It seems there is new news in this area and in this industry nearly every day! This is collectively a game changer for the city IMO. Now, what can be done to make sure this momentum is maintained? Transit, density, and walkability, which leads to the kind of lifestyle that a great many younger people are preferring. I hope the city can step up to play its part.

It's exciting to think that moves like this could drag the CORTEX "feel" further south to the Grove. Technically not CORTEX, I know. But still, it would be great if development here continued filling in this way to connect those two growing areas.

Updated to include opening of The Purple Martin bar/restaurant, a great-looking rehab of 2800 Shenandoah right across from Fox Park.
^ Great! That Fox Park corner needs some work and this will be a big help aesthetically.

I've always felt Cortex was beginning to have a positive effect on the grove and i feel it will not only spread south to mccreetown but will spread north and east into slu as well. This will change the look and feel of the city ofcourse i love all 79 neighborhoods in the city...

Not sure were to put this but it is a nice update on old north.

^ No mention of Ballpark Village in that master-list? Perhaps the highest profile project completion of the year?
- 8,155
^ never heard of it? can you tell me more?
^^ looks like that Saint Louis Ave building is a nice pick-up for ONSL.... hopefully they can put it to good use soon but I'll leave off for now since it doesn't look like there are no concrete plans for starting this year.

I also hope though that it works in reverse as well and the creativity and energy of Tower Grove Mews and the Grove can influence Cortex.... having that old brewing co. office rehabbed into a comfy and unique watering hole, etc. instead of being torn down is the type of thing that could really turn Cortex into an amazing place that combines our past with the 21st Century to make things really interesting.BrickCity4470 wrote:I've always felt Cortex was beginning to have a positive effect on the grove and i feel it will not only spread south to mccreetown but will spread north and east into slu as well.
As the Chemical and Arcade project start dates seem to be in perpetual limbo I can't help but think the culprit may be identified in this St Louis Business journal article:
http://www.bizjournals.com/stlouis/prin ... rehab.html
Apparently the IRS brought down an unfavorable tax credit ruling in NJ leaving investors in this type of financing squeamish about moving large projects forward. USBankCorp in STL has a large back load of projects. I would guess they are involved in the financing of one or both of these.

^ could be.... hopefully that issue gets worked out soon.
Seems like the big projects that we're anxiously awaiting to be done deals with actual work commenced are The Chemical and Arcade buildings and Blues Museum and Loop Trolley.

As I said in the other thread, this is not supposed to be public yet. The reporter was explicitly told not to mention it. The building is only under contract at this point. Oh well. Cat's out of the bag now. Now you know what one of the projects is that I was vaguely referencing earlier in this thread. This building is my baby for the next couple years.seanmcelligott644 wrote:Not sure were to put this but it is a nice update on old north.

Do not expect any solid plans or construction here for a little while, but there are some possible interim uses in the works to keep life in the building. It's structurally sound, but will need a lot of work for conversion to whatever it's next life is.

^ I'm glad it looks like it will be in good hands.
Clayco has a fence around and started working on the Gen life building.

Added a few updates...
of course BPV Live opens today and I believe Cityparc on Pine is now leasing to seniors. I also added a few projects such as the renovation of the Blossom House on Enright and the mixed-use rehab of 3612 Hartford, just off S. Grand.

Big weekend for the City and I'm not talking about BPV opening.... Universal Foods is opening today on S. Broadway adjacent to I-55 in what I think may have been a former National. It brightens up a vacant eyesore, ends a food desert and brings international foods to a community with a lot of immigrants. May it prosper!
