That's a good point and partly your fault! But of the projects I mentioned, the --

Loop Trolley
National Blues Museum
Chemical Building
and Missouri Theater Building

have had serious setbacks/delays. And OPUS submitted its construction permit back in March or April I believe and it seems apparent it is having some financing issues.

Looking at some other projects on my list, downtown projects Intrada Lofts and 1900 Pine were announced about this time last year and it looks like the latter is moving forward (permit on file!) but the Intrada seems less sure. Beaumont Building across the border in Midtown had hoped to get started with construction this fall but nothing appears imminent (but nothing to get worried about yet).

Downtown in particular does seem worrisome to me... getting the Arcade-Wright under construction is a huge win but I don't think a single new project of any size has come into play in this key hub that we didn't know about at the start of the year other than confirmation that 720 Olive would get a partial residential conversion. Seems like its been a slow down from past years and certainly we're lagging on downtown momentum behind peer cities like Cincy, Cleveland, Pitt and I dare say Detroit!

Amidst the slow down in new planned construction i think theres still a great deal of steady progress. There are going to be times when some years are better than the others i think 15 should be a better year for more projects. Im really opus can get its new residential project up and going. CWE and Clayton right now are the hottest areas in St.Louis i think downtown will see a resurgence you still have BPV and Drury owns the land in Laclede's Landing also maybe something on the Bottle district union station. Im curious in whats going on with the Chemical building why hasn't that gotten off of the list of need to be rehabbed? Its in a prime area.

Took off the Intrada Lofts project planned for Downtown West and added the monster mixed-use project planned by Green Street for the Grove's east end.... another indication that the hot market is moving out of downtown.

RWII, thanks for keeping this thread up-to-date. I agree with your observation about activity moving away from downtown and toward the Central Corridor. As much as I want to see more activity downtown, I have to believe a stronger Midtown, CWE, etc. will only help to strengthen the case for downtown development, and then the pendulum will swing the opposite direction.

As a sidenote, what a shame they kicked Dooley's out of that building years ago for "new development". I miss walking down there for amazing burgers.

^^ Dooley's would be great to still have downtown for sure. The Jefferson Arms also comes to mind as a prominent building that was vacated ahead of planned redevelopment but is now a ghost.... any others besides these two that come to mind?

Moved over the Missouri Theater Building and the 1917 Rutger (30 unit + commercial rehab) projects to "Under Construction" as pemits were issued last week. Hopefully we'll have a few more year-end delights.

Obviously some of the projects I had under Expected 2014 Completion won't make it and a few appear they actually may be dead, but I'm holding off changing for now.

That sounds like a good idea. It might be a bit for two reasons: I don't have my car here. I left it behind when I moved so I could drive my moving truck. I'm picking it up over the holidays, though. Sadly, public transit to the Cherokee area is cumbersome from downtown.

But the real reason, Earthbound has its licence to operate as a bar, but is still waiting on it's Federal Brewery License, so it can only give out small samples of its own beer. For now, it's selling stuff from other local breweries. I might wait until I can order a pint.

^ cleaned up a few things, e.g. moved the Cortex Commons and Shriner's Hospital to Under Construction from Expected 2014 Completion and moved the City View renovation & garage to completed.

Not quite sure where things stand on several projects like whether any single family construction has begun on the Terry Park Homes and Mississippi Bluffs projects and the status of the 3rd Street plaza and landscaping in the Landing.

Updated to include the rehab of 7832 Ivory for the River des Peres Yacht Club.

While one of the smaller projects, it is in the sweet Patch nabe and every respectable town needs a Yacht Club, right?

And I moved the Blues Museum to under construction.
