Nothing earth-shattering, but another vacant lot on Washington west of Vandeventer will be filled in... a $1.5 million permit has been issued for an assisted-living facility at 3950 Washington.

Hmmm...I've been wondering what they were clearing the ground for at that site. Sounds like its gonna be quite small; probably associated with one of the nearby churches.

I noticed cranes are up now at the STLCOP and Citywalk sites.... I enjoyed the view on Euclid of the Citywalk crane in foreground and the McKinley Research and STLCOP cranes in the background. More should be coming soon!

Big slowdown in project completions and starts in the second quarter compared to the first quarter.

Some nice milestones on key projects such as the Arcade-Wright and IKEA but few openings and only a few detailed plans for new projects.... I'd say the highlight on that front would be for the UIC mixed-use proposal.

Some upcoming openings in the coming weeks though should include the Magnolia Hotel downtown, new Police HQ in downtown west and the South Grand Rooster in the old Commerce Bank. Hopefully we'll have a fair number of the "Keep an Eye Ons" get moved over to firmer ground.

It's gonna be 2017 or 2018 before we're seeing loads of openings and major new construction on a regular basis, but when that time comes we'll look back on today and think "Hah, that was cute. Remember when we were still waiting for the Arcade to get going? And when there weren't any new high-rises under construction yet at all? Jeeze...What was St. Louis' deal back then?"

True the coming years should see an accelerated pace but I'm hopeful some of these will being currently bandied about actually move forward this year.

Also forgot to mention that construction should start within the next month or so on the Loop Trolley, National Blues Museum and Arcade-Wright, so that will keep some of the excitement going.

Things are starting to heat up! I would love to see the Chemical actually come to fruition its been put on the back burner forever also love to the Jefferson Arms come to life sooner than later that will definitely inject some new life on Tucker & Wash Ave. In all i think we're in store for some very exciting times here the heck I'm very Hyped about the IKEA breaking ground & now the Loop Trolley this area will definitely so a big transformation. My only request is the city should focus on an extensive city beautification ordinance the trash thats flying all over on our roads are a hazard & seeing old un used buildings alone make the city look dim so i wouldn't mind see a lot of things cleaned up on the roads side walks etc other than that I'm very excited/happy with the way things are progressing here..

It's been some time, but finally movement on a bigger ticket item as the new Olive Street SLMPD HQ is dedicated tomorrow... actually the march over from Clark Street in the morning might be a pretty cool thing to see.

Magnolia Hotel and I-64/TG/Boyle may open by the end of the month as well. (Not sure if Sarah will re-open at the same time or if more work needs to be done there. I also dropped the Crescent Building at Cortex and Northside Regeneration Jefferson/Cass infrastructure work off the list as these may be pushed back into 2015.

edit: And ribbon-cutting for North Sarah Phase II was today!

^ too bad. I also remain disappointed in the standstill on new residential project announcements.

But on a better note someone here seemingly in the know mentioned to expect a BPV Phase II announcement sooner than later and Alex Ihnen said he expected news on Midtown Station before long.

edit: I knew if I complained about no residential project announcements we'd get one.... updated for the Polar Wave project in Soulard for 43 apartments.

Made several additions including adding the planned residential projects in Lafayette Square and Grand Center and moving the Alverne from under construction to planned as just preliminary interior demo is underway and project construction likely won't begin until 2016 (after the owner tackles the larger 720 Olive project).

edit: also moved the Missouri Theater Building from expected 2014 completion (for the commercial portion) to the planned category.... anyone here anything on the status for this? Also haven't heard anything on that Tempest Distillery in Midtown in some time. Anyone?

I think you may be a little premature on the RISE project... it has only requested low-income housing tax credits. Without them getting approved, the project is going nowhere.

I have no idea on the timing, but I do know that Tempest is still in the plans and being worked on, at least on some level. I'd be surprised if it didn't become a reality, but as I said, I have no idea when that will be.

Yeah, sometimes I struggle where to put things... but I believe this is detailed enough to put in the planned projects. (I think I have another list of possible projects of rumor and innuendo floating around somewhere for things like BPV residential tower, etc.) Also, I recall nextstl reporting that it is seeking a smaller tax credit that makes it easier for projects to be awarded. It is a nearly perfect plan so I'll be extremely disappointed if it falls through.

^ I also have to say that if you would have asked me in March what would be the chances of no work getting started by this time on the Chemical, Missouri Theater and OPUS projects plus no announcements yet on Silo Lofts or BPV and Drury towers I'd say they would be about zero, yet here we are.

Also realize that we're hearing about a lot of projects *long* before they are publicly announced due to this forum and nextStl. Sometimes it just seems like a long time because someone broke the news earlier in the process.
