KMOV had a story on this featuring Mitchell Jorstad. Can't find an online story. Alexis Zotos said the team said maybe the garage with ground retail. She said it might take incentives, not sure if that refers to the TDD or something else/more.

Think of all the property owners around the perimeter of the stadium and training facility site who want parking for their customers and tenants: Drury, LHM (Union Station), the Fairfield Inn, Stonemont (1831 Chestnut owners), Station Plaza, the CITY SC team, the City of St. Louis, Bi-State Development, and several others.
Imagine a world where all of them agreed to give up or forego their parking garages and surface lots, and then each contributed future sales and property taxes proportionally to build a 2-Level, 1200-space, public parking garage below the practice fields...

You need about 300,000 SQ feet of space for 1,200 spot garage. I don’t know if 2 levels will do and you’re also looking at $50,000,000 min cost for an under ground garage with 1,200 spots. You also probably need 5,000 spot garage to fill the demand with about 4-5 time turnover per spot. The new union station was a zoo pre covid. You also need 5,000 spots for mls game days. The building on the Pine Street side, was a single-story building, has been demolished.
They can say unremarkable all they want. But even this building could have been reborn or reimagined.

Every year I feel like I become a little less of the bright eyed optimist about this city from when I moved here. I understand the cynics point of view more and more.
We should at least own it. Maybe we should start some kind historic parking lot association? Obviously some of these will be downtown longer than some of these buildings, and these lots deserve attention, too.
