Demo fencing is up and they plan to have the site cleared by the 10th of October
So, to distill:
- The Pres Board was asked to review the demolition. Did they? I understand these buildings aren't in a historic district. But I thought there were two BOA members who requested it.
- They will be flattened for surface parking initially.
- Maybe in two years there will be a parking garage here, where the ownership group will ask for subsidies, even though they didn't even have to purchase these to begin with. They literally could have acquired any of the other lots, if they even tried. Of course they might not have been for sale, but for the amount they paid on legitimately usable buildings was high. I would imagine you could have bought any of the other lots for the same. They don't even have buildings on them.
- They will institute a 1% TDD tax, regardless of a parking garage being built.
- They will basically control all commerce at the district.

^ From PRB member Richard Callow's tweets it hasn't gone before them and he plans to ask CRO about this at the monthly meeting (I think set for later this week) as well as the demo approval on South Jefferson of the MCM "Swank" Building for a Starbucks that apparently the alderperson (Ingrassia) does not support.
(I'm not entirely clear on things but my understanding is CRO had discretion to send over to PRB the 1900 Olive Block demos but wasn't required to do so and chose not to. Regardless, it's not a good situation.)

I’m almost more disappointed in their lack of response than I am the loss of the buildings. Being a true community partner means answering to both the praise and criticism of your actions.
Ignoring 1500 petition signatures and hundreds of social media mentions tells me they don’t fully respect the community their bulldozing.

From Coatar. He's my alderman so I reached out to him for comment on this as well as other things. Of course he isn't the alder for the 19th ward, but it is right next door and impacts his I'm sure.
I oppose the demolition of the buildings in the 1900 block of Olive. I sat in the various committee hearings with the MLS ownership group where they specifically said they have more than enough parking with the nearby surface lots and the structured parking they are building south of Market. Now they've changed their tune. Unfortunately, these buildings did not require public input and a hearing in front of the Preservation Board. I'm currently working on some amendments to the existing Preservation Review Ordinance that would require demolition of qualifying and merit buildings to come to the Preservation Board for demolition approval. This would ensure that the public knows about these demolitions and has a chance to weigh in through public comment. It appears the demo of the 1900 block has already started as a type this message. Full disclosure, this stretch of downtown west is not in my ward and I read about the proposed demolition online like everyone else. I'm glad someone at least caught it (presumably by checking building permits) before it started. Hopefully we can avoid situations like this in the future.

This apparent urgency to bring the 19xx Olive block down, and the stadium construction team schedule to take control and begin demo and excavation of the Anthem parking lot by the first week of November, is probably not a coincidence.
If only we could get a Quik Trip on this block.
