The 1900 block really would be an excellent site for a high rise office tower. Direct view of the Arch, ability to totally stand out from the Downtown West skyline (or lack thereof), adjacent to the stadium with views inside while not blocking how the sun hits it, lots of developable land around it. 

I'm not convinced Enterprise would leave Corporate Park Drive, but I'm not freaking out over a possible parking lot just yet. Hell, the lot just south of Maggie O'Brien's is just sitting there with excess capacity and perfectly able to fill the place of that one lot in the stadium's footprint. There's another lot at 20th and Locust just a hair further away. I'm not seeking a parking lot for the 1900 block, but if it's for something transformative and significant, then we mustn't step in its way. Get me a new Class A office tower above 450', and I'll swing the hammer myself.

I would hope that any company considering moving its HQ downtown would instead focus on the AT&T building.

But why? its an outdated building that needs a lot of work thats probably equivalent to building a new in cost and also its not next to the MLS teams stadium thats owned by the same family

Don't forget, Enterprise recently bought the old Family Court Building right next to their existing HQ in Clayton. I find it extremely unlikely that they would suddenly move everything Downtown.

ok, so it's enterprise speculating on some sort of future development. if decades of precedent is any indicator, it'll be given the green light for demo (b/c enterprise) and it'll become a parking lot until some sort of plan materializes (maybe) at some point in the future. and what little remains of our historic, fine grained downtown is further discarded while acres sit empty. 70+ years of winning.

The lot south of Maggie O's is owned by LHM/Union Station. For what it's worth, when the Aquarium opened, that lot was often completely full, even late afternoon/weeknights with no events. I don't see them ever giving up any of their parking unless someone offers to build them a garage.

^Then again, imagine how much of a business disruption that would be. If they choose to build new in Downtown West (which is a huge "if"), then that would have the carryover effect of increasing the worth of proximate structures and lots, leading potentially to another investor coming in to redevelop the Butler Brothers building into something else. Otherwise, taking that building and retrofitting it into Class A office space is a monumental ask. 

Meanwhile, I'm still quite mindful of how much excess capacity there remains on the Union Station lots. I'm not thinking of the one Urbanitas & I have mentioned just south of Maggie O'Brien's, rather the ones under the shed stretching out to the 64/40 overpass. Once games start being played, I see this whole area being where MLS fans will be parking, then hopping into Union Station for post-game fun. Somewhere amidst all these parking lots there are multiple solutions...

lets hope Union Station survives until the first ball is kicked- they are in a world of hurt right now.  Go support them, they made a huge investment and the unthinkable happened 6 months later  (that the President apparently knew it was going to be bad but lied to us for months)

^Agreed. And, you could say the exact same thing towards Enterprise. Seriously, if anyone ever has to rent a car, rent local, especially right now. Local jobs are depending on the business. They're pretty damn good for used cars, too.

I've bought two cars from Enterprise. Sure, people drive rentals like sh*t, but the cars are well maintained, and they sell them with low mileage. No hassle pricing, too.

^Three for me, all of which were former "fleet" cars for corporate leases, not regular branch site lease cars. All sold below blue book. I've seen stories recently about how there are shortages of used cars for sale; should anyone be considering buying a car, definitely check out ERAC. Quality stuff, and every little bit helps keep people employed these days... 

OK, enough of the validation, I guess. Back to the speculation of the 1900 block's future use.
