Phase II is a similar, slightly larger building planned for the corner of Enright and Westgate. Originally it was planned to be 4-6 stories. So, slightly taller than the 3-4 story heights for the Phase I part of the development along Enright. You can see the footprint of the building on Page 3 of this thread.

I noticed no mention of the Church's Chicken site at Delmar and Skinker. Wash U has been rumored to have an option on that land.

So does phase II start immediately after phase I?

I hope that if there's a phase II, it goes over Church's Chicken, the gas station, and that parking lot. Although isn't the plan to turn that lot into a park?

AT&T won't sell SW corner citing security. Owner's won't sell blighting former fast food joint. WashU has leased it. Working to make the right thing happen. I've heard nothing about gas station.

It will be nice to get the sidewalk back in that stretch. We'd always be safe and cross on the south side: but it seems like tons of people have no problem walking into opposing traffic. Like far enough out where I had to stop in the middle of Delmar so they can slowly stroll along.

from the article: "Construction began on Phase 1 in February 2013 and will be completed by August. Phase 2 of the development will begin after input from students who move into Phase 1 is taken and could include an expansion of the underground parking garage and another residential building toward Westgate Avenue. A price and start date for the next phase of the project has not been set yet."

This project is really looking great. It's actually a lot more attractive than I thought it would be. The north-south pedestrian walkway between the two buildings should be pretty cool.

The sidewalk has been re-opened, and work on the retail spaces is moving forward. Shouldn't be too much longer.

My guess would be that Phase II will look rather similar although its massing will be different, and the Church's site will be made to look a bit different, even if it's designed by the same architects (i.e. they'd switch it up from the pale brick and yellow and chrome louvers).

Phase II is the 5th building at Enright and Westgate (aka Building 4). Hopefully replacing the vacant fast food building will become a part of that. As for the gas station, I think it'll endure for a while, though the Church's Chicken closure was a surprise when it happened, so who knows.

IIRC Building 1A will contain the grocer and is located primarily in Saint Louis City but has a smidge in U City.... does anyone know who gets sales tax?

Judging from the image on page two showing the border and the floor plan in the nextSTL article, the grocery store is almost entirely in the city.

Maybe so. But those are the flourishes you see on buildings in other big cities and not St. Louis.

BTW: they're advertising for the 24 hour Joe Edwards owned diner in the RFT and saying open in September.

Yes, yes, other cities are seeing more development. That's beside the point, and I'm not arguing for a halt on development. The prevalence of thing doesn't automatically make it good, and in this case it just means developers everywhere are employing cheap garnishes that are all going to look like crap in 20 years. Again, I think it's a good development overall. I just take issue with a few of the aesthetic choices.
