^ How do you check demo permits in Clayton? I actually tried to look not long ago…but I’m not sure where to find that info.

Seems odd to me that you’d paper the windows for demolition though.

I heard recently that the small, mostly empty building at the east end of the site (sauce on the side) is no longer part of this deal.  Not sure if the development is shrinking to exclude that parcel or if the project is on hold entirely.  Anyone have any info?

I've heard the unsubstantiated rumor that the project is no longer happening.

This project has been removed from Clayton's pending applications page.  Not sure if it's dead or simply undergoing a revision.

Sterling Tower had also disappeared from the pending applications page for a few months before returning with a substantially updated design.

I believe that I had read an article yesterday that had mentioned that Sterling Tower had passed a final vote at the end of April... and should be slated to begin construction in the near future.... I could be mistaken as I can't seem to recall at the moment where I saw this... but if I do, I'll follow up.

Appears there might be some movement…but nothing definitive.
The property is owned by Montgomery Properties, a St. Louis-based, family-owned real estate investment, development, management and leasing company.

Joel Montgomery — whose family is also behind Montgomery Bank — said that the family would have the option to remain a part-owner in the new development. He said he couldn’t comment on whether plans for the development or its timeline have changed.

The development partners in March 2022 said that they expected to break ground on the project that fall, with construction scheduled to take about two years.

The development was mentioned by the city of Clayton during a June 2022 Board of Alderman meeting, but it does not appear on the city’s list of pending developments.

BARcelona To Reopen in old Mayana Mexican Space on Forsyth Blvd

^^ So I'm reading between the lines here, as this seems to be a pretty strong indication of the status of the project.

The renderings we've all seen so far indicate they were going to tear down everything from Sauce on the Side, over to where World News used to be. With BARcelona moving into the old Mayana space, it seems to indicate a redesign is happening behind the scenes? With either a smaller tower footprint or*... A tower that hangs over the existing low rise buildings, utilizing air rights... Similar in nature, albeit smaller scale, than what they're doing with the "stick towers" in NYC?  Interesting development in the story nonetheless!

Right yes, I remember that. But this is not that building. This is the building adjacent, to the right of Sauce on the Side. So that's 2 out of the entire block now that are no longer part of the assumed towers footprint. This also implies the preservation of the dividing alley between Sauce and where BARcelona will be.

The project was pulled from Clayton’s pending applications page. If it’s not dead it’s undergoing a revision.

Sterling Tower was similar, disappeared for a few months and came back with a significant redesign.

Also seems that Montgomery still has an ownership stake in the site…that could be part of the reason too.

It's true. HDA is out as the architect and the Lamar Johnson Collaborative is in. Condos removed and project scope was pulled back (6 buildings will now be demolished instead of 7). Updated plans call for a 20-story, 239ft-tall hotel tower with 245 hotel rooms (my count), 235 parking spaces, a 5000sf high-end ground-floor restaurant, 4500sf jazz club, and 8000sf rooftop bar. Building will be clad in glass, metal panels, and metal that looks like wood. Project cost is $119 Million.
A community conference has been scheduled for July 12th at 6pm at the Center of Clayton.

Honestly, for $119 Million and the Lamar Johnson Collaborative, I expected a much better design. Such a disappointment. You could build a building of the same height and scope with a better looking design than this for the same cost. You can do a lot of things with metal these days that it's not hard to make this look better.






Recently, I've been becoming more NIMBY on things like this being proposed in Clayton. While progress is often progress, as we know, Clayton has been losing, and has lost, a ton of their classic and Mid-Century buildings recently for faceless glass structures of no architectural value. In many cases, the loss of these smaller buildings leads to a sterile, faceless and potentially less-vibrant Clayton as there ends up being fewer retail/restaurant spaces and fewer affordable options for businesses to open up in.

Since 2014, Downtown Clayton has lost 26 classic buildings with an additional 9 on the chopping block (6 at 10 South Central and 3 at 50 South Bemiston). One has been severaly defaced as part of a "modernization". That's 33 buildings, most with character, lost to history. If I lived in Clayton, this would be a project I'd speak out against.

I don't think it looks bad.  Definitely not something I would fight.

First public meeting isn't for another month and there still isn't anything on the pending applications page with the city.  It'll probably see a revision or two like most projects in Clayton.  My biggest complaint right now is the garage screen along Central.  They should just continue the facade all the way around.

Edit:  Now up on the pending applications page.  Goes in front of the Plan Commission and the ARB on 6/20.

BJ has a little background information:
The changes to the plan were spurred by concerns about cost and the demand for hotel space versus condos, Metherd said. Midas already has another condo development underway nearby in Clayton called the Forsythia. That project is near the Forsyth central office corridor at the corner of Forsyth and Brentwood boulevards, where a new pair of $250 million office towers was recently completed. Earlier this year, Midas also opened a new $47 million Residence Inn by Marriott, the first newly completed hotel in Clayton in 30 years, near that same block.  But for the high-rise at Central and Forsyth, “we had cost issues that we couldn't resolve,” Metherd said.

Building a high-rise for two types of uses is much more costly than building a single-use high-rise due duplicate elevators, plumbing and utilities that have to be installed, Metherd said. Pivoting solely to a hotel made the project more financially feasible, he said. 

As the project was being planned, St. Louis hotel market demand saw significant recovery from the pandemic, reaching or even exceeding some pre-pandemic metrics. Even as Midas opened another hotel in Clayton, the hospitality-focused developer saw market need for an even larger hotel at the World News site.  “Our research has shown that we can support a much bigger hotel in this location,” Metherd said. “And we wanted to make sure the two (condo projects) weren’t going after the same market.”
