^I think I'd take exception to the nicer. It's very new, so I'll grant the "cleaner," though I don't know that I see it as a positive, since it's so obvious that the clean is mostly an effect of not having survived a century and a half of intense coal smoke. But "nice" is kind of subjective. And for my money downtown is a heck of a lot sweeter. Sweeter, neater, prettier . . . nicer.

^ I would not disagree with that. I much prefer downtown, especially its buildings. But I see the streetscapes down there and I’m disappointed. Most of them haven’t been updated since the 60s or 70s. I’m not saying Clayton is more lively (not even close) but it is nicer, and cleaner. And we can agree to disagree but it’s not hard to see the difference between the two.

I used to live in KC. Literally, Clayton is nicer than that haha.

I think what kept them afloat was the convenience store side. It was SUPER handy. As good as 7-Eleven. But I think someone was right. Someone said to me today that when DGX moved in up the block, that was the final nail probably. I do go to DGX frequently because it has pretty much everything you can want. 
I was guessing the same thing. DGX would probably end them.

^Honestly, salt water incursion is likely to be hell on wheels for the foundations and ground floors of affected buildings. I doubt very much if many would survive it. Flood walls seem a more likely solution, making Miami a grim fortress with some oddly swanky 80s lobbies looking out on the concrete expanse. Anyone care to film Escape from Miami?

And yet Miami continues to boom like crazy. A new, 100-story residential tower is 70% pre-sold even before construction has started. I just don't understand people.

^We have an amazing tendency to say "It won't happen in my lifetime." Just look at all the construction in Gumbo Flats if you want a local example. It's only a matter of time before all of that is underwater . . . again. Not so much a question of if as when. But people just keep building there.

Community Conference for Mixed-Use Development Project

HDA Architects will be hosting a community conference, an informal public meeting, prior to its submittal of a proposed Planned Unit Development (“PUD”) at the southeast corner of Central Avenue and Forsyth Boulevard. The purpose of the meeting is to provide early and informal information and notification to the public, to generate discussion, and determine to what extent there are community comments and concerns relative to this proposed project.

Date: Wednesday, February 2, 2022
Time: 6:00 p.m - 7:30 p.m.
Location: Center of Clayton, 50 Gay Avenue, Clayton, MO 63105
Project Description: HDA is proposing a mixed-use development which includes a hotel, ground-floor restaurant, multi-family residential, and parking structure fronting Forsyth Boulevard and Central Avenue.
Rumor is this will be 25-stories tall, but I cannot confirm that at this time. Liz Austin from Green Street says a press release will be coming out in the next few weeks. I'm interested to see how this one looks as I found the 50 Bemiston tower handsome in the conceptual images. I'm also interested to see what hotel brand they're going to have in this building.

This location is significantly higher in elevation than where the Plaza and Centene Tower is. This is going to make a big impact on the skyline.
