This is decent. It'll look good in Clayton. And a rooftop bar will be a very nice addition to the neighborhood.
I don't hate it. Not bad, I guess. Looking forward to seeing some images of it on the Clayton skyline. As moorelander said, this sits at one of the highest points in Clayton, so it will really make an impact.
Height will be approximately 300ft according to Green Street.
I like it.... but it is not nearly as sexy as Koplars Tower proposal in CWE imo.
^ Not even close to as good as Koplar’s. Still…for Clayton…it’s pretty sexy-ish. Kinda boxy…though I guess they do have to keep some of that Clayton aesthetic

I went to the public meeting on this tonight. 16 people showed up (19 with the architect and developers). Generally, most people were in support of it. No true NIMBYs complaining about parking, traffic or any of that. Here are some comments made...

- One guy wished the design was more daring since Clayton is made up of just boxes. And since is such a prominent site, it should be better.
- A lady voiced her frustration at how downtown Clayton is losing old retail spaces for shiny, new spaces that business owners can't afford. She says that it's wishful thinking to think those businesses will return and wished that new retail spaces were more affordable for tenants to open up in.
- Branching off that comment, an older gentleman wished that downtown Clayton got more "neighborhood service" type of businesses (laundromat, newsstand, drugstore, etc) instead of just restaurants and bars.
- Many in attendance understood that Clayton's downtown is in need of modernization and that large projects like this help with that.
- One lady made a passioned plea for the condos in this building to have no amenities, which would force residents to use Shaw Park or the Center of Clayton for their pool and gym and so on. Development team says that wouldn't be possible here but that their planned building at 8230 Forsyth will be like that.
- An older couple wondered if the hotel and condo combination would be good for condo residents and mentioned the Red Lion (former Sheraton) downtown as an example of a poorly maintained hotel dragging condo values down with it. Developers made a few comments that I won't repeat.
- Hotel brand will be a Canopy by Hilton hotel.
- No incentives (as expected).
- The rooftop restaurant will sit on top of the parking podium along with a terrace and 300-person ballroom space.
- Floors 1-11 will be the hotel. Floors 12-24 will be condos. Floor 25 will be condo amenities.
- Development team currently vetting potential restaurant operators. Canopy will have their own restaurant.
- The goal is for this building to be the nicest in Clayton.
- East alley will be vacated and moved further east to accommodate this.
- Parking garage entrance/exit will be three lanes wide (one in, one out, and one that can be used for either).
- South facade of the garage will be blank in anticipation of something being built there one day. Ideally, the representative from Midas says he'd like to building something there to link it with this building and 50 South Bemiston (the other Green Street tower). This comment earned much interest from attendees who said they hope something is built on that surface parking lot because it is out of place.

So the rooftop restaurant isn’t all the way at the top… that sucks. I was thinking that would be really cool. Also why do they need a 3rd lane for the parking garage… that seems silly.

^When you've got an event in the 300 person ballroom, the third lane helps to be able to get people into the garage faster before it starts and out faster when it is over. Not saying I think it's absolutely necessary but there is a reason.

I'm leaving a lot of context out but in short, blame was aimed at two things: Sheraton going away for Red Lion (now OYO) and the reconstruction of the metro transit center.BellaVilla wrote: ↑Mar 26, 2022Why not? Plans submitted to the City of Clayton for review. No architectural review board meeting date set. Plans show the condos having about 6 units per floor. Accent lighting to be included around the facade at night.
How did the ARB meeting come out on the 16th for this one, was it postponed? Looks like there is another ARB meeting on 6/6.

That seems to be pretty standard contemporary Clayton, but that said, I like it.
It's a nice, clean, well considered building with pleasant proportions that will add a little more mass to the area. Interested to see how this will go.
It doesn't really show the slope on Forsyth. Or maybe I am not seeing it right.

The Google Earth thing was pretty neat. New up-close renderings do look good. I think it's a swing and a miss to put the public rooftop bar on top of the garage instead of the top floor though.
