OK. But then after every surface lot is filled in, this one can be first on the list for replacement. No, make that second, after that dreadful fake tudor building at 11th(?) & Locust(?).

Agreed - before I die someone remind me to leave a note for my great-great-grandchildren to attend the groundbreaking on the last surface lot in downtown. I should probably remind them to do the same before they pass away.

I need a better rendering to make a safe judgement. That shows a potential to possibly okay.

I'm glad they are not tearing down this building. I will agree that it is not in the same architectural caliber as the bogen as far as looks go, but it well represents the entire 60/70s in terms of architectural style. It may be a bit ugly, but in my opinion its nice to have a different look on wash. ave. New windows, exterior panels, and a good cleaning will go a long way. This building will look much better than it does now and will be a nice contribution to the area.

I think that this facade will totally rely on how the wood paneling looks in person. It's impossible to get a feel for its look/texture etc, and how it will play with the windows/glass. That seemingly amatuer rendering really leaves a lot...or maybe very little...to the imagaination.

Window replacement has begun on the west facade. The new units match the most recent "test" one. The composition of them really subdues the undulating effect of the angles, in comparison to the older design.

Also, sewer work for the Days Inn was being done last week. Part of Washington Ave between Tucker and 11th was closed to accomplish this.

I was surprised to see visible work on the Days Inn building - I've become so used to hearing an announcement and waiting a couple years to see movement - there's so much going on in the city - don't forget your cameras when you're out!

Yeah, just noticed that after I left this morning. It was dug up last week, but everything was back to normal this weekend... Guess they're back to it!

I'm not sure if they're finished with the street work - they've closed it up again, but it's still pretty rough. They may be planning to tear it up again.

Anyway, they're really moving along on the building itself. They've removed the exterior walls on some of the lower units they're working on. It's like watching a gigantic doll house come to life.

They're doing more work on the building. If I remember, I'll take pics this evening and post them here.

Does anyone have good, high-resolution plans or renderings of the completed project?

This project is starting to look good. I like the black trim with the metallic window frames. I wonder what they'll do with the corner section that is currently just cinder blocks.

The renderings show what looks to be the current cinder blocks. Check here: http://www.urbanstl.com/viewtopic.php?t ... &start=180

I dunno about you, but those cinder blocks aren't really cutting the mustard.

It's kind of hard to tell what the deal is with that rendering. The color on the rendering looks the same as the original coloring.

I created that rendering on paintbrush.

The building is coming along. I do like the facade much better and the silver/steel contrast colors.

Will be interesting to see the final product.

I think this building is turning out great. I'm glad it's being reused instead of levelled. It's unique and adds some good variety to downtown. There are plenty of lots and single-story buildings downtown to build on - it's good that this building will stand for some time.

Although the new remodeling effort is a massive improvement, I wonder if the developers dropped the ball by not offering some kind of balcony for these apts. I don't think they got any kind of HTC issued to them to prevent the balconies on the front of the building to happen, perhaps it was not in the cards from a structural or financial point. I think it sure would have been a great presence to have balconies looming over Wash Ave and Tucker though.

usualy the reason there are no balconies is because they would be right above the sidewalk, not a tax credit issue. but they could have definatly worked them so they are recessed into the facade.

I don't think balconies will be that big of a deal. If I'm correct, these aren't exactly high end, so while a balcony would be nice, I think this caters more to the people who want to be on Wash Ave but don't have to means to live in something like the Bankers. If these are high end, then I digress.

I remember when they first started putting in the new windows and thinking that they were crazy. But now, I think this building is pretty darn cool.
