Anyone notice a new development now being pre-sold in the RFT today? It's called the Moon Brothers Carriage Lofts and they are located on 17th Street just off Washington Ave. Anyone have any info on this?

So this is where the Moon cars were built, always wondered about them. Six Flags used to have a ride based upon these cars.

They still do as far as I know. Haven't been there in a year though.

Thanks for the info D. I did a drive by this evening and think that the building is actually in a great location. It appears to have good views from all 4 sides, is within walking distance of everything downtown, and I bet it's pretty quiet as it sits just off of Wash Ave. Also was able to obtain some details on it. There are 43 units in the building and 90% of the units will have timber ceilings, most floorplans are in the 1200 - 1400 square foot range, most are 2 BR / 2 BA, and there are 3 different flooplans that have balconies and I think most units go for the mid to upper 100's. It's a Loftworks project and Loftworks has done the 10th Street Lofts, Louderman Lofts, Printer's Lofts, City Grocer, Bell Lofts and The Lofts @315. Their for-sale projects are all sold out and I bet this one will go fast too.

It is kind of a quiet area, but with the Majestic Stove lofts and Franklin School under development, maybe it won't be too quiet for long!

It would be nice to see a little more than just some rough floor plans and amenities. Sure it's nice to have the very basic stuff up to generate interest, but that would require returning phone calls. I called Loftworks 3 times and still have not gotten a response.

It seems they are having an informational party on the Moon Brothers Carriage Lofts this Thursday, July 14th from 6:00 - 8:00 PM at the Schlafly Tap Room on Locust downtown.

I got that email just a couple of days ago. It would have been nice to have a little more notice. Anyway, I'm going down there. I'm looking forward to seeing what they have put together.

I went last night. Craig Heller headed up the presentation himself, and really did a thorough job of describing the project and taking questions. The project looks good, and loftworks offers over a hundred custom options. There will be about 4000 square feet of retail on the east side of the building facing 17th. They are building a garage. From what I got out of it it will be a split level, part below grade, part above ground, with 56 spaces, so it won't be huge. There will also be a rooftop deck/commonspace to go along with the balconies featured on some units. All in all it looks really good, and Loftwoeks did a great job last night. It was a little odd to me, since most people there were already reserved into lofts. Of the forty three only twelve are still available. I had actually been seriously considering this project but the less expensive ones are gone gone gone. There is one for 163k and the rest are high 170s and up to about 200k.



I almost bought into the printers lofts also and am really kicking myslef in the ass for passing it by. Loftworks impressed me last night.



Oh yeah, they have a deal with Wells-Fargo for mortgages...No closing costs and you can get any of their loan products, just like on a single family home, which is cool.

No closing costs is an excellent deal considering the seller won't pay and it costs a lot of money to close on a mortgage.

Any thoughts on the location of this building? Prices are literally like $50 - $60 a square foot less than say Lucas Lofts for example. I can get just over 1200 SF with 2BR and 2BA AND a balcony on the third floor that looks toward Wash Ave. for $170,900. And a comparable space at Lucas goes for $232,00 and that is only 1BA and no balcony. That is $60,000 more! Do you think it is strictly location or a mix of that and amenities? And it's not like Moon has nothing. They will have a rooftop deck, garage parking, timber ceilings and timber columns, lots of exposed brick, extra storage, high-end appliances, and high-speed internet included, just to name a few. No pool and no bowling alley and 5 blocks to the west but you can still walk to anything downtown. What gives?

I think the only reason Lucas is that high is 3 reasons.



1&2) They tried to garner higher per sq ft for the PUBLIC bowling alley and rooftop bar which is no longer rooftop.

3) They have curved interior walls in most but not all units. Curving drywall is expensive, just like it is to construct arches in new construction. The curved walls in my opinion look cool, but aren't all that functional.



In my opinion Moon Brothers is a GREAT value, I would be there but Im already committed at the Meridian. Just curious, what unit is $170k for 2 bd 2 ba and balcony?

Maybe Lucas is more as they are pumping up the prices prior to the upcoming loft tour and did they not hire Coldwell Banker to do their sales? If so, they need to cover those costs as well.

Yeah I have no idea why they hired Coldwell Banker, that seemed really wierd. I dont know why they just didn't handle sales themselves inhouse, cheaper and more sale by now maybe?

I checked the website and saw the floorplans, but it didn't look like they listed the prices... or did I just miss it?

No, you didn't miss them. They're not there. You have to call Kelli Knoff for pricing and availability. I personally didn't have a lot of luck getting a hold of her.



That said, it did seem like a good development.

The web site just says "Expected Occupancy Spring 2006".

Is there any more up to date info out there?
