I've been told that they hope to have first move-ins May, 2006. I have also been in the building as recent as last week. The timber ceilings and interior brick have been cleaned up and really turned out nice.

I have recently signed a complete contract with Moon Brothers and would be happy to answer any more questions about this building. By the way as of today I believe there are 13 or so units left as some reservations fell through, so feel free to check and see what is available.

Greetings!



Our thanks to all of you who have decided to purchase your new home at

Moon Brothers Carriage Lofts. We very much appreciate the trust you

have put in us. It is very important that we keep all of you up to date

with the progress of the development. This is the first of many updates.

Please contact us if you have questions or if these updates do not

provide all the information you are looking for.



All City of St. Louis approvals have now been received for the project

and HBD Construction obtained their building permit today. As you are

probably aware, we have already completed interior demolition,

environmental remediation, and sandblasting. A new roof has been installed and

HBD has been working on various structural improvements throughout the

building. Fasteel has completed there pier reinforcement work. HBD this

week has started demising wall layout on the 5th floor. The level and

pace of activity will very much increase in the coming weeks.



Currently 70% of the lofts in the project are reserved or in contract.

Our options/selections personnel have been busy preparing samples and

material choices, as well as receiving pricing, so that we can soon

start scheduling meetings with all of you. We will start with the lower

floors and work our way up through the building. That means that the folks

who will be living on the 1st and 2nd floors should hear from us in the

next couple of weeks.



By now most of you have probably applied for a loan or possibly have

received have a pre-commitment from a mortgage lender. We met with some

loan officers from Wells Fargo last week and they have a good program

that offers a long interest rate lock-in period. Please contact us if we

can be of help to you in arranging your mortgage financing.



We attached our Loft Purchasing Process handout that many of you have

already received. This handout explains how the process will work for

all of you over the next 7-9 months. Again please let us know if you have

Looking down at the roof from the buildings in front of the Moon Bros, it sure doesn't look to me like they have installed a new roof.



They have begun bulldozing the space to the west of the building for the parking lot I assume.

Anyone notice how the building is starting to come alive, well sort of that is? All the exterior brick has been cleaned and for the first time I can really envision how the building will look when completed. Once they pop in the new windows, install balconies and repave the sidewalks surrounding the building I think this building will rock! I also love the fact that the building stands alone as that gives you cool perspectives from all four sides. And how cool is it to live in a building that used to make old Moon Brothers carriages? In fact, I think there is currently an old Moon carriage on display at the history museum in Forest Park.



Here's a little bit of history of the building:

The Moon Brothers Carriage Co. Building in St. Louis is one of a handful of extant 19th century buildings associated with the city's once-thriving carriage industry. Built in about 1887 and enlarged to its present size in 1894, this five-story, Late Victorian style building is where the Moon Brothers firm manufactured a variety of animal-drawn carriages, buggies and wagons from 1887 through 1902. Areas of significance are industry and architecture.

I had a walkthrough of this property today. Some frame work has begun on the first floor. Also they have had inquires about a restaurant and an art gallery to fill in the retail space, though nothing is final. Here are some pics of my floor and the views from a few of my windows(I'll have GREAT views of the BD!). Oh and these pics are WEB OPTIMIZED. A lot of people on this site need to learn how to web optimize photos, there is no need to post 900kb pics in forums they are slooow to load.

Did you ask them about the roof? In one of their press releases they mention replacing the roof, as far as I can tell that isn't the case.

I asked them directly about that. Acording to Kelli they patched it and then replaced it already, they wouldn't let me walk around on the roof today, but when the deck is up there I'll go look and it will be obviuos from up close what's going on with the roof.

Looks like you should have a good view of the Allen Cab building. I love that funky little thing! Its like a little piece of Amsterdam fell into downtown St. Louis.

Yeah I'm happy about that being next door, I'll always have a cab at my beckon call! I would have posted pics from my North wall where you can see what I think is the MLK bridge, but that window was too dirty.

Looking north from your building it would be the McKinley bridge.

Hey Mista, Just a shout out here as I am a buyer at Moon as well. I know your space as I have walked the floors and you will have a great view, especially if you are on one of the upper floors. And a corner unit is always nice. I think a friend of mine took your floor plan up on the 5th floor. I went to the opposite side and took the 1194 SF unit with a balcony that looks back toward Wash. Ave, east to the City Museum and looking west will be able to see the sun sets. I have had some doubt about the location of the building but have been watching it and thinking about it for a long time. Needless to say I have finally decided that it was a great building and will enjoy a little more peace and quiet, yet still in the hub so can walk to everything. I may still be ever so slightly skeptic but I suppose time will tell how it does.



That being said, I'm still pumped about the project as Loftworks just really does such good work and their standard of finish is second to none. And knowing Craig I bet you he will do some really unique and cool things to really bring that building alive. It will be a standout in the area you can bet as most other buildings are side-by-side and just don't offer the perspective of a well done 4-sided building. Just look how cool the Printers buildings turned out.



Good luck with the selections and options process. It's so easy to go crazy and really trick out the place. And if you're thinking about doing anything different with the concrete flooring like polishing, staining, scoring, doing multiple colors and the such send me a pm as I can shed some light on the subject and show you some really cool stuff that a guy in town has done. And having gone through the process once already with Loftworks I can tell you that the experience was great. They don't gig you on options, have some very cool selections and give credits for stuff that come standard that you decide you do not want.

Yep, I'm right under your buddy on the 4th floor. I thought about getting that nice 5th floor space above me when I was reserving back in May, but then decided to go with the 4th floor and put the difference into more upgrades when the time came. I have an interesting idea of what I'm going to do to my floors involving a mix of hardwood and colored concrete. What exactally is scoring though?



P.S. Glad to hear you chose Moon over Dorsa, I knew you were debating!

Scoring is using a saw to cut a linear or curved line into your floor, the you can contrast colors of concrete on both sides of the score line. It also allows you could also cut a myriad of patterns into your floor and really get crazy with the use of different colored stains. Then if you really want to bang it out, you get concrete counter tops and stain those to go with the floor.

I was leaning towards black granite countertops actually. I'll have to give this scoring thing some consideration though.

I purchased in Moon Brothers as well. Just received the notification today that they are ready to begin the interior selection process. This is a first time deal for me. I read someones elses post regarding the topic and was curious as to how much is really up to us. I know we choose countertops, flooring options and lighting. But what are some of the other "big"decisions we get to make?



Any help will be apreciated.

You also can choose to move walls, add walls, modify your interior physical space, make a bathroom bigger, smaller, etc., etc. as long as the plumbing walls are not affected. You can put in extra junction boxes, extra tv and phone connections or extra electrical in the kitchen for under cabinet lighing or for a built-in microwave. You could have an extra entry/coat closet built in or custom shelves built in. You can choose to do a cool vessel sink in the bathroom, a jetted tub or a separate shower instead of the tub/shower combo. Basically anything you want to do, you can do. But everything comes with a price.

Hey I just wanted to welcome one of my neighbors to the forum! Looks like OU812 already handled your question, he is very knowledgeable about the loftworks buying process as he has done it twice.



Just for future reference though try to keep posts in their respective threads. This post will likely get moved into the Moon Brothers forum. The reason for this is if someone else comes to this site seeking upgrade info at Moon, the place they'll look is in the Moon thread. If we make splinter threads, ie "thread spam", everytime a little new information comes up, the forum will quickly become too confusing to navigate. Espically when people use cryptic thread titles like the one on this thread.

Anyone go through the selections process yet? Just wondering how the experience went and what you thought of pricing. Also Loftworks is now offering stained concrete flooring and concrete counters as options up front. I have seen the sample concrete tiles that show you what the different colors look like and they look amazing! But I don't know what they are charging for those specific options yet.
