Well Buckethead it looks like your callout has prompted a response from Loftworks(though this is the first I've heard of a non-permenant roof being there now/ PS if anyone has time to go take pics and post them here it would be greatly appreciated as I am out of town for a few weeks.):

Update #2





Happy New Year!



We hope everyone had a great holiday. The coming year should be another

good one for Downtown as more and more residents and business move to

the area. It will, of course, be an exciting time for our project as

well as we expect to be complete by the end of the year.



Full construction is now underway. If you've been by the building

lately, you've probably noticed all the work that is happening - especially

the masonry restoration and the foundation work for the new garage. On

the inside, structural repairs are complete, framing has started on the

5th floor, the mechanical and plumbing contractors have started their

rough-ins and a prototype window has been installed. The roofing

contractor will also be installing the permanent roof.
The pouring of the

concrete floors will begin January 25th. A lot is happening and we hope to

have our sales center ready by mid-February and a display unit ready by

the end of March.



This is also a very busy time for Jessica, our options/selections

coordinator. She has contacted most everyone on the 1st and 2nd floors and

will be working to complete start sheets for these lofts in the next

couple of weeks. She will then contact all the homebuyers on the 3rd floor

and work her way up through the building.



As far as schedule - overall we are where we should be. We still

anticipate initial move-ins on the 1st and 2nd floors in mid to late June. We

will update everyone's expected delivery date when we complete your

start sheet.



We have determined the pricing of the purchase of a second parking spot

is $17,000. As most are aware there are only 4 spots available to

purchase, so if you have interest in being put on the list to possibly

purchase an additional spot, please email me back confirming (even if we

have discussed this before) so we have a formal notification that you want

to be included. We will be doing the drawing for the additional spots

within the next few weeks, an we want to make sure you are included if

you have interest.

Kelli has pricing and remaining unit info. Last I heard there were few left but give her a call, a reservation may have fallen through and Loftworks won't gouge you on the prices at 190 sq/ft. Her number is 220-0845. Be forwarned, she can be elusive at times......

They claim move ins are still on schedule and that I can move into the 4th floor at the end of July. I think that first and second floors have June move in dates.

Oh if that's the building you're talking about next door then I want that to stay. I like having that cab company right next door. I thought you were talking about a building across delmar somewhere.

Hi, I'm thinking about purchasing a loft at Moon Bros., but I am not sure. This is the best "value for the money" so far. Can someone send me some feedback? Also, does anyone know if you can rent an extra space in the garage they are building? One more thing, what do people think of the location?



I have friends that live in Printers and they love it. I really like the place and am going to walk through on Saturday afternoon. Maybe a reservation???

It is a great value for sure. There are only about 4 extra spots that will be available for sale in the garage. You have to put your name into the hat with Loftworks and they will do a drawing for those interested. If you are one of the four drawn then you have the option to purchase the extra spot for $17,000. So no rentals unless someone within the building would like to rent you their spot. Just FYI, I think they will be doing the drawing fairly soon here.



As for the location, I was a little iffy at first but now think it's a great location. It's close enough to still walk to everything but just off enough to not get all the street noise associated with living in the city. Plus being open on all 4 sides, you have some pretty decent views no matter where you are in the building. Plus now that you have the Franklin School just up a block now under development and The Majestic Stove further down, and of course City Museum to the east Delmar is starting to shape up a bit. I think it's a good move.

Thanks! That helps a lot. I'm going to see it this weekend and we'll see where things go. My fiance and I are going to look at some other places first just to compare more lofts.



I like the idea too of it being off the main path because it is quieter, but close enough to walk to places.

Yes, I am a buyer at Moon and am in the same boat with 2 cars. Would love only to need one car but whatever, maybe some day. I think there is a gated lot out back just to the side where you can probably do monthly rentals but not sure how secure it really is nor how much the monthly rates are.

Good suggestion, and I am familiar with the lifts. Problem is that there won't be the required height in their new garage to fit a lift.

Hey there! I too have bought at Moon and I agree on the location being just the right distance off of the beaten path. Also I know you many not like this answer but I encourage you to read this entire thread(It's only five pages) as thsoe questions you raised and many more have been answered and there is alot of useful information here. A home purchase is a big commitment and I'm sure you want to do your reasearch! :wink: As for parking, many of the current projects don't even have enough parking for all of their residents to have one spot so I think when you look at it that way, Moon is ahead of the pack.

Thanks for the input - I have appointments tomorrow for various loft properties and really looking forward to see this one. One question, are they replacing all the windows in this building? I think I read that they are replacing some, but is it all of them?



Another question, is there an entrance from the garage to the building or do you have to exit the garage to enter the building from the street?

Ask yourself this, do you really think they would leave 50+ year old single pain windows in a building with todays heating and cooling prices? Look at the pictures of the windows I posted earlier in this thread, half of them are broken out. Of course they are changing all of the windows. And last I remember the garage will be connected to the building so you will not have to walk out and around to reach your car.

King Bee kept the original windows. I think Ely Walker is keeping theirs too, just changing out the framing (not sure), and The Bogen might be doing the same thing (again, not sure). So some lofts are, and may, retain the original old windows.
