Good news

StlToday - St. Louis nonprofit wins tax abatement for senior housing in Benton Park

DeSales Community Development says it is moving forward with plans to build senior apartments at Arsenal Street and South Jefferson Avenue.

The nonprofit housing developer said the 49 apartments at 3101 South Jefferson will be mixed income, with most renting to those earning 60% or less than the area median income, or less than $49,560 a year for a two-person household.

It doesn't pencil out. They have a LIHTC allotment that makes it work.

and it took 10 years. 49 units over 10 years with a grueling LIHTC approval process, neighborhood feedback meetings and concern about preserving the scattered community garden beds, and then some!

So grateful this project is happening, but to say it's been an easy road or compare apples-to-apples is silly. This one and the Bevo Crossroads project are more of the same.

So in other words, it pencils out. You do grasp that tax breaks and low income tax credits in exchange for low income housing is like a morally and fundamentally good thing, right? The comparison is tax incentives for apartment developments targeted to make profit off of high income people.

This whole stretch of Jefferson needs the development.

Benton Park is wonderful and should be surrounded by residents

Design is meh but this is a win

I was just over in the area north of the park to see a friend's house who is doing a gut-rehab, and I was shocked at how many homes were under construction in that area. In the span of 3-4 blocks I counted almost 10 new builds and rehabs... and a few more that looked newly done. Really awesome to see!

I don't really mind the painted brick. I know it's not great for brick itself but in other cities like DC painted brick is the norm and it was also pretty common here 100 years ago.

Benton Park Place started construction this week. The excavation contractor has mobilized and pushed some dirt around. All the community garden beds have been removed.
