It doesn't pencil out. They have a LIHTC allotment that makes it work.
and it took 10 years. 49 units over 10 years with a grueling LIHTC approval process, neighborhood feedback meetings and concern about preserving the scattered community garden beds, and then some!
So grateful this project is happening, but to say it's been an easy road or compare apples-to-apples is silly. This one and the Bevo Crossroads project are more of the same.

So in other words, it pencils out. You do grasp that tax breaks and low income tax credits in exchange for low income housing is like a morally and fundamentally good thing, right? I was just over in the area north of the park to see a friend's house who is doing a gut-rehab, and I was shocked at how many homes were under construction in that area. In the span of 3-4 blocks I counted almost 10 new builds and rehabs... and a few more that looked newly done.
