Can see the point of a more organized vision around the stadium but at same time I think the area with a decent street gird will lend itself to good organic infill opportunities via smaller developments in time & with demand.  Feel like the last thing needed is more useless tower renderings.  Got plenty of unbuilt towers between AHM nearby plans and others offering competing visions from BPV, to now the Millennium Site, to Gateway South not too mention the massive amount of space to fill at 909 Chestnut & Railway exchange.   

Instead, I see some great townhome and rowhouse inter mixed with some decent pocket parks/apartment blocks filling in nearby spaces,   Maybe a more Lafayette/Edge feel for north of market (without the proposed storage place on a prominent corner).   Let AHM add its signature wood beam tower for west downtown, get 2CW finally rising and Cordish vision for Millennium come to life.

After all this part of the city had some of the densest row home streets so would like to see that mixed in

Not an easy question to answer.    St Louis City is in a tough spot no matter how you look at.   Land values too cheap that it is purchased on speculative basis with those with means to sit on it and at same time not enough demand to drive those values up & or put the return on investment in a favorable spot. 

My two cents which I admit up front is already over valued is if you don't use Rams settlement funds to rebuild infrastructure then maybe a housing grant based program.  Say, a grant program that pay backs some of the land purchase value above appraised value if you secure the permit & pour the foundation.  An idea based on the thought that you have to start with housing assistance that has a chance to succeed.   West Downtown around/near the stadium could be one these areas.

Was just in Chicago last month for the City/Fire match. Game was held at SeatGeek Stadium, near Midway, as the Bears were playing at Soldier Field. Was upset at first as the Fire didn't give us notice to the site change - and cancelled all non-season tickets when they did so!!! After reaching out and confirming they dropped our seats without notice, we confirmed a refund was sent and bought new tickets - right behind the City bench. Good times. We also got ourselves invited into the Fire owners' box, where they pitched us on buying into this new development, e.g., selling us season tickets. They did have free beer and food, so that was nice... 

Three comments on Chicago's new stadium concept... 
1. Isn't this just a rehash of the White Sox's plans to build a new stadium in this exact same location? 
2. The design really emphasizes the city's architectural heritage; really like the dark red bricks and black trim. 
3. It also looks something like a planned community. Like a low rise BPV.

It's not necessarily about land speculators.  Downtown zoning is very permissive and allows for high density development.  Even a "good actor" land owner wouldn't sell a site for a price that would allow for, say, 20 townhouse units, when you could build 200+ units on the same site.  Let's say $15,000 a unit, that's a difference between $300,000 and $3,000,000+.  I think you'd probably hold out for the apartment developer.

At this point I will believe it when I see these apartments actually break ground. Same with Choutaeu's Landing, same with redevelopments of the AT&T, Millennium, RX, Chemical, etc.... all of these are sitting in my personal "Unbuilt STL" file until dirt moves.

(They might have gone overboard with the surrounding development. I roughly counted 24 new buildings.)

An even bigger deal is MLS owners choosing to switch to a winter schedule in alignment with Europe. Games will be played in Downtown St. Louis mid-July to early December. Break most of December, all of January, and most of February and then play again in March and April. Playoffs in May. Not including playoffs and assuming the UFL still exists in 2027…

Minnesota and Toronto could also play a couple games in their cities domed stadiums also if needed for the coldest months.

Is there an indication what this will be?

If I was King of St. Louis I'd turn the field at 21st/Clark/22nd/I-64 into an indoor facility and then build a new outdoor field at 220 S Jefferson with limited seating. I always feel bad for the parents watching their kids play on the current field from the sidewalks.
