Oh man it's been a second since we've gotten a rendering as juicy as this.
It might just be rendering magic, but it looks like the highway his capped here. Also a food hall is an interesting choice, will be a top destination for Cardinals Arch visitors. I wonder how much they would compete with the proposed food hall on Wash Ave (they are at least a good distance apart)

Love the design & renderings. Will there be any pushback on demo of the Millennium Tower?
I understand it is no longer a viable development option, but there will likely be many that want it preserved.
Being greedy, I would like to see more than one tower. Will there be potential for future development on the site or will it be fully built out from the start?

I also can’t help but wonder if this is Cordish’s subtle middle finger to DeWitt for dragging his feet on further development.

If this development is successful I would think this would have a catalyzing effect on BPV. Perhaps could even be a kick in the butt to get their renderings out soon.

I don’t know. 40 stories of residential 2 blocks away may dilute demand for BPV residential. Who knows.
Are there any plans to better connect this area with the arch grounds other than outright removal of I-44?

Tough to process without a site plan - That is the existing MCI building on the right in the first rendering - which would but the perspective point somewhere in the middle of Memorial, which I am sure is not going to be abandoned. Overall interesting looking stuff, I am OK with the Millennium going away, it would be tough to reuse, small floorplates, and the floor to floor height would be hard to make work for modern HVAC.
An amphitheater would be really cool. Downtown needs to compete with the outdoor venues out west. Hope it's a decent size.

A highway cap would almost be as exciting to me as the building itself. And that building, if it actually starts in April or this year, will be the most exciting building built in St. Louis since the 1980s, easily.

This is absolutely breathtaking I must say. This is definitely a St.Louis skyline changer & something that’s beyond needed. Quick question isn’t there a height limit where the millennium stands? This building looks like a possible 500 footer which would be incredible if so. I could see this going up along with the Albion maybe BPV 2 will get going as well either way this is an incredible win.

Zoning puts a height limit on most properties in the city. They'd need to get a variance.

Ah dang, highway is still uncapped in the second batch of renderings. Would have been a stretch for a private project anyways as it's at ground level here. It's a shame because that outdoor space in front of the Arch Archives and that balcony are going to be hostile af
I would also argue that dense residential is the one thing where dramatically increasing supply has the effect of increasing demand. Let's get this snowball rolling.

Cordish obviously sees an opportunity no doubt. So has Cordish being eyeing this property for a while? The had someone effort into a plan for Millennium Hotel that didn't happen overnight. Is DeWitt family still involved in this RFP somehow, maybe an outside/backing investor or did DeWitt family had a clue to extent of Cordish Proposal? How does this impact BPV2?
