Cordish may see a chance to expand their footprint. 

If they could ever get rid of the Ballpark East garage, and if the Mike Shannon's space could ever be dealt with, you could have a pretty impressive swath of development in downtown that is connected directly between the Arch and Busch Stadium/Ballpark Village.

I would like to see what street wall looks like facing 4th. Obviously the Arch Foundation would prefer to have the complex directly face the Arch grounds but it leaves me concerned that 4th will house parking garage entrances, loading docks, and dumpsters.

With the highway right there, it would make sense to locate these facilities in the rear. Maybe they can put most of it on Spruce? These site plans can't come soon enough

I would also argue that dense residential is the one thing where dramatically increasing supply has the effect of increasing demand. Let's get this snowball rolling.
Seeing the amphitheater piece, the Gateway Arch Foundation purchasing the site for its importance to the national park, and now  another stakeholder who would want to see connection to the arch grounds, I am hoping this development resurrects the removal of i-44 in some manner - by capping, filling in and extending the park to memorial, or a new memorial “boulevard” replacing the interstate.

Love this announcement today. The timeline component is interesting and I think it may now show for certain why BPV has moved slow. Hoping that it all gets going! What a big boom for downtown if so

I've been around too long in STL to see pretty renderings never come to fruition.  So, I'm a damp blanket over here.  *Still* waiting for the 100-story McGowan tower.

Hard not to see this as something of an indictment of the Cardinals. Seems pretty clear they are dragging ass on BPV. Maybe the city should eminent domain the parking lots

If it's built with some configuration towards 4th which I'd assume it needs to have, it might finally present some major motivation to demo that garage.  DeWitts and Cordish could see how connecting BPV and this project would be a net benefit for both developments as opposed to having a giant blank space taking up an entire city block between them.

Some of Cordish's developments can be pretty cheesy with their "Live" theme, but watching what they've done to downtown KC makes me confident that they view a project like this as a catalyst for a similar turnaround for downtown STL.

Way better than expected and absolutely love the rapid timetable.  Kudos to GAPF and Cordish for the vision.  Exactly what we need.  Bring on 909 and Gateway South at the same time!

Anyone spot a pedestrian bridge connecting to the Arch grounds or do the public spaces funnel everyone past the Deloitte building and across the highway there?

It’s good to know that Cordish still sees value in StL & wants to be apart of StL redevelopment. Just my own little prediction I think this has a great chance at becoming reality. There’s a lot working for it than against it. Fingers crossed 🤞🏽

It’s a shame the cardinals sold those parking garages back in the day. Definitely could have already been incorporated into the next plan for BPV/this development

I like the pedestrian plaza with retail, best case scenario for Clark IMO. 

The obvious ai in the renderings is a bit concerning, although maybe they already had the renderings constructed then used ai to populate it and put Busch Stadium in the background. Probably indicative of the time crunch Cordish was under to get it media ready.
