I think they rehab the two cylinder buildings and tear down the one story connecting structure to build another tower

The setback of the property and fronting drive through in a downtown environment where no other property is really like that makes it a no brainer to bring a new building to the front of Broadway to fill out the remaining parcel and then the millenium buildings compliment it. I think that would be pretty sweet and could make this one complex have 500 units.

I always thought that they could reconfigure this site akin to the Vdara/aria layout in Vegas.  Towers on either side of a circle drive that accesses the garage, and still put a retail component along 4th.   Obviously site specific massing and configuration necessary but liked how these towers looked and worked with eachother.  The circle drive I mentioned can seen in lower right, the front of the Aria.

And please don't fault me for Vegas' car friendliness, this is specific to style and what might work on the site.

Just had lunch with my commercial real estate buddy and he said that the only project idea for Millennium he knows about has rock-solid, air-tight financing.

My opinion: go with that one!

I would love it if some big firm from the East Coast (Related) or Chicago (Sterling Bay) came in, demolished the complex, and revealed something designed by a "starchitect" firm. Not sure if any of that makes economic sense, but would be cool.

I hope that whatever is selected gives incentive to demolish the Busch East garage in the future. Especially if the next phase of Ballpark Village leaves only one parking lot (I expect there to be Two Cardinal Way and a second office tower in this next phase with the final lot left up for a 3 Cardinal Way).
