Oh it's very deliberate. There are three of those odious private streets running west from Union with car entrances only on Union, and massive, ten foot tall brick walls and iron gates prohibiting pedestrian ingress from Delmar, Clara, Waterman 55XX or Pershing. The two northern streets run twice as far west into the neighborhood, to Clara, as does the private section of Waterman, just to Belt. I just cannot see the sales being that low. That corner might have more foot traffic than any other intersection in the city after Lindell/Euclid. They definitely always had customer flow. "Across the street" is not very clear.
