There's a porta-potty outside the south building. Strange that all the permits are listed on the north building on the Assessor's website. The south building at the corner is the better location for it, IMO.

It is all now coming together. That south building has all double doors! Did STL City Permits get the wrong address - it said 311 DeBaliviere Ave. @quincunx?LArchitecture wrote: ↑Aug 09, 2023Also walked by this morning (just now actually) and unless there’s another green logo that looks like Starbucks, it’s going in the south building. I definitely saw the construction drawings through the building glass and a logo that looked very Starbucks like. So I’ll retract my earlier statement and say Starbucks is going in the south building. Either way I still see it as a win.stlurbanist wrote:I saw construction workers inside the retail front in the south building this morning. Not sure if that is good news or just finishing up some outstanding work?
Agree - south building is better location for Starbucks. There's better visibility since it is close to Forest Park Parkway and Metrolink. Also, there are double doors in the south building - win win!quincunx wrote: ↑Aug 09, 2023There's a porta-potty outside the south building. Something is mixed up with the paperwork I guess.
What's the big deal about double doors? The ones in the Loop and CWE have one door.

I was checking for old Google Maps photos from October 2009 for this neighborhood and looks like there used to be a cafe/bike shop called Velocity Cafe - pretty cool but unfortunately looks like they closed in late 2009. One of the posters during that time @chris_on_kingsbury made such a nice prediction;

"I think the major issue is the lack of density on DeBaliviere. If the strip mall is replaced, if the parking lot is built-upon, if Talanya's is replaced with street retail, with apartments and offices on the upper floors of each of these buildings (nice buildings, visible from FPP and from Art Hill) this corner of DeBaliviere and Pershing would be one of the best locations in the City of St. Louis!"
Can you believe he had this vision in 2010? Looks like his vision is turning into reality!

Well yes, lol, just about everyone here shared that vision, as did the neighborhood and TOD plans.

This might be a wrong thread but does anyone know if the apartments above Ocean Grill (across from new Starbucks building) are occupied. I never see any occupants - are they all empty? In my ten years of living here, I have never seen anyone there. Any development plans there?

I have seen people on 2 separate occasions from different windows. I think somebody at some point said the owners want 1.4 million for the lot and building.stlurbanist wrote:This might be a wrong thread but does anyone know if the apartments above Ocean Grill (across from new Starbucks building) are occupied. Where is this "lot" located? Is it the round about turn?LArchitecture wrote: ↑Aug 18, 2023I have seen people on 2 separate occasions from different windows. I lived in the area in the mid-90s to 2000ish. The whole intersection has been prime for redevelopment even back then. A testament to slow growth St. Louis that it took 30 years for this intersection to see any meaningful change. The building at the southeast corner of Pershing and DeBaliveire has always been like that. I remember when I was there, there was a proposal to turn it into a drug rehab/halfway house that drew a lot of neighborhood opposition. I don't think it passed.

Does anyone know if Starbucks is going to occupy the entire first floor retail front in south building? Looks like construction is going on in the entire space as all the doors are open during construction.
Lighted and closed Fields Foods with empty shelves is becoming an eye sore. How long is this thing going to drag on for? No grocery store or chain is interested in this prime location?

It’s hard to imagine anything happening anytime soon if the employee owned option is not coming to fruition. I’m just not sure what brand of grocer would fit there. Location is probably 4th in line for a replacement for the closed Field’s locations in the city behind Lafayette, Downtown, and Dogtown.stlurbanist wrote:Lighted and closed Fields Foods with empty shelves is becoming an eye sore. Starbucks in the south building is going to open tentatively on November 21. It is turning out to be a nice addition to the neighborhood - touch wood!

They’ll have a competitor with a coffee shop also going in at Pershing and Union.stlurbanist wrote:Starbucks in the south building is going to open tentatively on November 21. It is turning out to be a nice addition to the neighborhood - touch wood!

Woot! Do you know when it is going to open? Isn't there a sandwich/coffee shop already?Debaliviere91 wrote: ↑Oct 27, 2023They’ll have a competitor with a coffee shop also going in at Pershing and Union.stlurbanist wrote:Starbucks in the south building is going to open tentatively on November 21.
