I wonder... If 909 gets done and has some success, is this the catalyst that gets Downtown going with regards to new developments? Seems like under the current environment, developers are taking a very cautious wait and see approach. With Railway, Millennium, Former Shannon's, Moxy site and of course BPV 2 on the backburner, could it be 909 that sets things in motion? I hope so...

Heard that Goldman Group is also bidding on Millennium site. They’re all in on STL from what I’ve heard, making 909 they’re main focus going forward

Imagine simultaneous work being done on 909, Millennium Hotel, and RX. The script on DTSTL would be completely flipped. Meanwhile Jefferson Arms opens to much fanfare, the Landing get some momentum, and perhaps work starts on those Downtown West projects. Maybe even BPV phase three?
Obviously this is a lot, but this possibility isn't divorced from reality.

I drove through Nashville the other day during the night & Nashville is not the Nashville that I remember I know every place changes but man that skyline is absolutely beautiful coming from 24-65 going south. If we St.Louis could build at least 5 new high rises ranging from 300-500 feet I think St.Louis skyline would be just as if not more stunning I know pipe dreams but anything is possible heck 100 makes a huge impact on the CWE skyline. Congrats to Nashville I feel Memphis has no hope. If we can manage to get the AT&T RX & get a completely rebuilt millennium hotel or apartment then that’s amazing start.

The PWC building downtown is an example of what I'm picturing. I believe it's four floors over seven levels of parking at that building.
I'm sure they'd want ground level retail in a new parking structure.
So what will the mix be? Residential, office, entertainment, hotel? It will definitely have to be something special to fill out that space.

The reskin is terrible, but the old Ramada at the Arch, now the Hampton Inn, isn't a terrible example of how to do something like that. You've got about eleven or twelve levels of hotel over roughly three levels of parking and a ground level of retail and hotel lobby. (And a level of function rooms and services below grade.) It looks horrible now, but the basic layout worked pretty well. (And I assume it still does.) You walk in to the ground level, or drive up to the parking deck. Then you can take an elevator to wherever you want. If you're building a garage anyway, there's really no reason I can think of why you couldn't put retail on the ground level and potentially stuff of whatever sort above it. How much parking deck you'll need will depend on the function and how beefy your deck is relative to your tower. You can't cube out the whole block anymore anyway, save for the first few stories, so you could potentially have quite a bit of nice tower above your relatively squat parking deck. Anyway, good. ^issue with this potentially is they want to add the parking for ATT tower, right? If you build stuff over the parking then they will want to use said parking themselves and that then Takes away from the ATT parking which it was intended for in the first place.
Not saying it can’t be done that way but I’m guessing it would mean building a bigger garage if that’s the case. Not sure how all the math works out.
