Apart from the public funds aspect, the location isn't bad. NFL stadiums aren't the best use of downtown real estate (only 9 home games a year) and this site has an RTA station right there.
The space downtown should be converted into a signature lakefront park. I would also argue the nearby airport should be closed and folded into this park.

I think a boardwalk makes more sense than a straight up park.

I am still appreciative that STL is in vanguard of saying no to massive stadium subsidies. I’m okay with reasonable public support but the age of solely publicly built stadiums should be at an end.
I've lived in Jacksonville before. Not much going on there, so losing the Jags would be a major civic blow. It is a very conservative region, so I don't know if the public will support this much public funding, but football is king in FL, so who knows. What's crazy is that the Jacksonville metro is about half the size of St. Louis and they're about to make everyone pay about $500 towards a privately owned franchise. There are some super impoverished areas in Jacksonville too, that could definitely use that kind of infusion of cash. They have areas in Jacksonville that are so rundown and without services, they make North St. Louis look like paradise.

Don't forget that the Dome renovation proposal was so over-the-top that it would have meant 12-18 months of nothing getting booked into the convention center because so much work was being done on the sides that touch. Or at best all they could have used was Halls 1 and 2.

For those that don't remember/weren't here, Kroenke "wanted" half of the Edward Jones Dome torn down and a new extension built eastward. The estimate was the Rams would have had to play elsewhere for 2 or 3 seasons and then they wouldn't extend the lease even a little bit. His proposal was clearly so over the top is that all he wanted was out of St. Louis.
Did not mean for us to re-litigate Rams intent, but rather that the “over the top ask” is insignificant by team requests now. Now it seems to be a 50-50 split between teams and cities.

Honestly, with this deal we probably would have still seen the Rams here. The Chargers and Raiders would have ended up back in LA in the joint stadium they were planning to build. Only reason Kroenke offered this deal is because he knew we would balk at it.
On the other hand, imagine what can be built on the site after you tear up the stadiums and the veritable sea of parking around them. No NIMBY's there to complain about traffic!
