Curious what people on here think about this part of town. Many empty lots opened up to development. Likely copious tax breaks for buyers of expensive/market rate houses. I think this is a net gain for STL as a city, but I'm not engaged on the street level. I know the gentrification hawks are likely not impressed. I see drive-by positivity, but I can be a blind optimist who is just happy to see somebody doing something/anything when the alternative is...nothing. What would be the ideal? How can this part of the city changing be better for all? I guess what I'm asking is, what would you do different if you were in charge?

I have lived in the Gate District since 2009, living on Lafayette Ave. I moved here for a larger apartment than I had in Soulard, and at first I was a little nervous. However, in that time this area has changed so much (for the better). I enjoy the new homes that have been build (with the exception of one LOL). The shopping center on Jefferson's renovation was also welcomed by me. I walk to Have A Cow for brunch some times.
I live not far from The Gate, the amount of development along Park Ave has been great, also some businesses opening up (Have a Cow) and existing businesses noticeably busier (Ranell's)

Issued. These are by Vatterott. 2817 Caroline was an LRA lot and the last vacant lot of the block with soon to be eight buildings, though looking back, the block was denser back in the day.
