I'd take protests over a $40 steak any day.
To each his own I suppose, but you will not find a $40 steak at Smith & Wollensky in any case.
8oz. NY Strip at the Chicago location is $32.

Granted, that's one of their smaller steaks. A 16oz. boneless ribeye there will set you back $52.

I’ll believe it when I see it at this point.

Hotel now included in the plan. Plans are now...
  • 128 room aloft hotel
  • 128 apartments
  • 115,000sf office
  • 43,384sf retail
  • 779 parking spaces
Expect the apartment and office components to look similar to the most recent rendering. The hotel is the only new addition.

Soooo are they going to actually start this sometime soon?

Not sure. The marketing document says it’ll open in 2024 but we’ll see. They’d have to start this year to be open by then.

Old Burger King lot is fenced with a large "Waterway" sign up. Demo equipment on site.

Hotelier reviving plans for long-delayed second phase of The Boulevard in Richmond Heights
https://www.stltoday.com/business/local ... -top-story
Midas bought the land in March.  "It needs to get done," said David Robert, co-founder and CEO of Midas. "It's a great location in the heart of the metro area."  The site now houses an outdated and partially vacant strip mall.  Midas' plans call for a series of multi-story buildings abutting Brentwood with 130,000 square feet of office, 45,000 square feet of retail, a 700-car garage, 190 apartments and a 127-room Aloft Hotel. Chesterfield-based Brinkmann Constructors has been hired as the general contractor.

I like that the office building design has been simplified and is no longer a mishmash of multiple designs.

^ Agreed, though I think the hotel design is a bit out of place.  Looks just like the Cortex one...maybe switch that up a bit.  Doesn't look bad though, and I like that the two pad sites that were in a previous plan are gone.

I'm thinking Midas can actually get this done.  Fingers crossed.

^ What exactly is the point of comments like this? They contribute nothing.

Also, am I the only one who sees a ton of similarity in the types of comments that mikenewell, chris fuller and hebeters leaves on this forum?

Aloft Hotels mostly look like this, so it might be a brand design thing. It seems out of place for the overall design of the Boulevard development, but I'm not complaining too much. It'll be nice to finally see this built.

It also raises the question of just how much more Midas can/will do. They're working on the Clayton Residence Inn and are in the approval process for 8230 Forsyth and 10 South Central. Now you have the Boulevard. What else might they have up their sleeve? I don't think their deck of cards has been shown fully yet.

Edit: I guess the Midtown-Downtown West stuff is part of it.

Probably just wishful thinking.

With Midas being involved in it this time, I have confidence it gets done.

I'm not defending that dumb car wash, but the hotel guests and just a few apartment residents will get that bad view.

It is incredible that projects in the City can be conceived, constructed and leased in a fraction of the time it has taken for development to occur on probably the most valuable site in the entire region.
