Wish walking from it to this and the Galleria wasn't so miserable and dangerous.dylank wrote: ↑Jan 06, 20251/4 mile from here to Richmond Heights metrolink station. Great to see more TOD and the Lifetime is a huge asset for the metro line.

Galleria lots are one of the best examples of surface lot development in the region that would instantly become a desirable mixed use area. Just add three story townhomes and apartments and parking garages. Galleria is in good enough shape where it would strengthen a concept that obviously is failing across the country. South County may be too far gone to be successful and will need a total redevelopment.
While the faux European development trend in suburbs is a little ridiculous (visit Carmel, IN), it is better than the parking lot, car sewer sprawl of the last wave of suburban development. The reality is suburbs (now, really exurbs) are in demand and we have to make sure they are at least the most sustainable that can be.
Brentwood is prime for this type of development with the strong retail, metrolink access, and interstate access - Promenade, Brentwood Pointe, Whole Foods/REI complex would be great candidates. It would do wonders for the urban environment and really elevate the region.

This area is surprisingly transit connected with the RH station being right there. I've occasionally taken the train from Shrewsbury to RH for my orthodontist because it's actually 5-7 minutes faster than driving the full way from south city.dylank wrote: ↑Jan 06, 20251/4 mile from here to Richmond Heights metrolink station. I’ve always thought a 25-30 story apartment/condo tower on the south parking lot near I-64 would succeed greatly.
I think that was in the original Phase III development but got dropped soon after.whitherSTL wrote: ↑Jan 06, 2025I’ve always thought a 25-30 story apartment/condo tower on the south parking lot near I-64 would succeed greatly.

Boulevard Phase II is a meme. Has had as many false starts at the Chemical building at this point

Midas is moving forward with their $200 million Phase II of The Boulevard at 1114-1120 S Brentwood Blvd. It will include 263 apartments, an 80,000 square ft Life Time fitness location, 5,000 square feet of retail, and am 850 space parking garage.
The development is backed by a TIF that will collect property taxes and 50% of sales taxes over 23 years.
They plan to begin construction later this year and finish sometime in 2028.

Glad to see that eyesore strip mall coming down. Huge indeed!
Yeah, this is great news. I'd prefer something in the actual city, but anything pulling the center of gravity back towards the central corridor even a bit is good for the region.
Close proximity to MetroLink too.jtlq53 wrote:Yeah, this is great news. I'd prefer something in the actual city, but anything pulling the center of gravity back towards the central corridor even a bit is good for the region.

They decided they need to get it done before Galleria hits the market.
Here are the renderings in the BJ article.![]()

^ Much appreciated. Way better than what's currently there, but to confirm none of the frontage along Brentwood Blvd is retail, correct? I guess that matches how the existing phase 1 is, too. It's all insular along "The Blvd Saint Louis." Just glad this is finally happening.
I believe that is correct, certainly what the renderings look like and matches what Phase 1 looks like.EssTeeEll wrote:^ Much appreciated. There's tons of parking that could easily be redeveloped into apartments. It's all pretty transit accessible too, could be made more accessible with pedestrian improvements along Galleria Parkway.goat314 wrote:I think the future of the Galleria will likely be a mixed use lifestyle center. That is the direction many older malls are going now. Maybe "Downtown Richmond Heights" isn't too far away.
