Galleria lots are one of the best examples of surface lot development in the region that would instantly become a desirable mixed use area. Just add three story townhomes and apartments and parking garages. Galleria is in good enough shape where it would strengthen a concept that obviously is failing across the country. South County may be too far gone to be successful and will need a total redevelopment.

While the faux European development trend in suburbs is a little ridiculous (visit Carmel, IN), it is better than the parking lot, car sewer sprawl of the last wave of suburban development. The reality is suburbs (now, really exurbs) are in demand and we have to make sure they are at least the most sustainable that can be.

Brentwood is prime for this type of development with the strong retail, metrolink access, and interstate access - Promenade, Brentwood Pointe, Whole Foods/REI complex would be great candidates. It would do wonders for the urban environment and really elevate the region.

This area is surprisingly transit connected with the RH station being right there. I've occasionally taken the train from Shrewsbury to RH for my orthodontist because it's actually 5-7 minutes faster than driving the full way from south city.

I’ve always thought a 25-30 story apartment/condo tower on the south parking lot near I-64 would succeed greatly.

I think that was in the original Phase III development but got dropped soon after.
