The Clayton-based real estate firm is marketing a 176,000-square-foot Class A office development with 9,400 square feet of retail that would sit adjacent to the second phase at 1200 Brentwood Blvd.
Let's hope this potential office tower can get off the ground. Would be nice to have that side of Brentwood between 40 and Galleria Pkwy all filled in.

The traffic in that area might be the worst in all of St. Louis. Getting into that Brentwood Trader Joe's parking lot on the weekend is a royal pain.

The design has been finalized with some minor tweaks, but the crazy mashup remains. Brinkmann is the contractor for the project. Construction could start at the end of August based on an email exchange I had with the developer, but he said it was up in the air. They want to finalize an agreement with another tenant before starting construction so that they have a strong percentage leased when construction starts. Some updated renderings below.

Looks like the Admiral ran aground in downtown to me. I like it. I think its a solid enough statement for it's location.
Building the office directly between two large green fields is a bit of a head scratcher. Why not combine the two fields on one side to allow for the possibility of a second tower?
Oh well. Hopefully it gets built I suppose.

Those two sites are pad sites for larger retailers. Supposedly one is under negotiation. The Richmond Heights July newsletter had this to say, "Contractor is working on plans/drawings for the high-rise office building, residential apartments, and parking garage. They are also working on underground utilities, easements, etc. Completion date: Undetermined
Honestly I don't hate it. Not the greatest design and I think it would help if they maybe got rid of the yellow brick treatment in the center of the office building (on the Brentwood side) and replaced that with some more glass. I've seen worse though. Massing is good, let's hope that tower on the Burger King parcel can happen too.

I don't hate it, but I don't like the two giant green lawns.

I’d prefer if the lots were combined to accommodate more office, apartments or a hotel, but I guess getting two big(ish) box stores on board to anchor either site will have to do.
I just worry that too often in this instance the rendering shows a pleasant green field to accommodate “future” interest which then ends up being a surface lot that the existing tenants would revolt at having taken away.

This might be the most horrendous looking office building I have seen. Really unfortunate, I thought after many months they would've revised the design. None the less this is good for Brentwood and density to a currently bare area.
Any movement on this? Drove by last weekend and still saw the Phase II "Coming Soon" ad on the garage...but hadn't heard anything in awhile.

I am actually surprised this is so slow moving considering all the growth in Clayton, very nearby.

A gym (Sweat) has opened in the space where the Halloween store pops up every year. It moved from downtown Clayton.

I saw that the other day and thought that didn't bode too well for the continued "Coming Soon" phase II
The blvd II and numerous other projects aint going anywhere anytime soon
The 10 year is now at 0.75%. I expect more announcements from the Fed for loan facilities for corporations to stave off layoffs. The Fed will also start buying stocks and other assets in order to save everyone. This is not that different from the environment we've been living in since the global financial crisis.
