This happened a while ago, but Debaliviere Place staple 2Schae Cafe has closed their location in 275 on the Park. They'll be doing brunch at Mack's on Pershing on the weekends, but are otherwise semi-retired. Their main reason was a that pipe issue that forced them to close for months, but also because of the change in property owners. Apparently the new management is raising rent significantly for the entire building. West End Bistro left the building the same week 2Schae announced their leaving, so all of the building's retail is empty now.
I know landlord's love nothing more than raising rent but it's still surprising to me how stupid this is. As Chris mentioned, there's been difficulty maintaining retail/restaurants in that area for some time and I can remember numerous different restaurants that have come and gone in that West End Bistro space. My prediction is that they are going to be getting no commercial rent for quite a while, rather than increased rent like they wanted. 

Also, I toured that apartment complex once and remember that they touted that you could eat breakfast at 2Schae and lunch/dinner at West End Bistro. Losing that selling point to residential tenants too.

I also toured there back when they had the commercial gym on the bottom floor. They made a big deal about how tenants could get a discounted membership to the gym. Well, the gym's gone now too.

The line outside of Pho Grand this weekend was impressive. I will miss this place for sure, but Pho Long on South Grand near Shenandoah in the Shaw Neighborhood is a great choice.

^On their best day I'd say it's as good as any pho I've had in Saigon. (And I've had the fancy stuff on Duong Pasteur in Ho Chi Minh.) They're darn solid. The menu isn't large, but sometimes that's a good thing. And if you're looking for something other than pho then Truc Lam and Joyful House are both great options.

Thanks for the recommendations. I've driven by Truc Lam many times on my way to Aldi, but never stopped in. And Joyful House will be added to the list. Good to hear I'm not alone in appreciating Pho Long.

It's going to be tough for the non chain/local places. 
In Maplewood:
-Olivers closed
-Stone Spiral closed
-Foundation Grounds is transitioning to Maplewood Deli and Coffee

They basically just said it's getting to hard to run a restaurant. But yeah, I've been there at 10am on a Tuesday and it's still packed. Really sad.

Very sad... I feel for them.  Hope someone swings in and take that shop and keeps it a coffee shop - that patio in back and on the west side was one of my favorite places to get away during work hours.

Must just be worn out. They always seemed to have good business.

The other assumption for an improving neighborhood is rent increase too much.

St. Louis has always had more independent coffee shops than most of it's peer cities in my estimate so these closures do give me pause. 

Though I do consider Goshen Coffee which took over the former Soulard Coffee Garden spot to be local.

Huge bummer to see them go, but it's hard to deny that the specialty coffee market is getting oversaturated. In the past few years we have seen these decent to excellent coffee options open within 15 minutes of Rise
  • Coffee Stamp
  • Protagonist Cafe
  • Sweetwater (meh but it's right across the street)
  • Goshen
  • Black Forest Coffee
  • Fiddlehead Fern
  • Kaldi's CWE
  • AO&Co
  • Road Crew
  • Gather Cafe
  • Spine Bookstore and Cafe
  • Pipers
  • Espresso Yourself
  • Songbird
  • Have a Cow
That is just off the top of my head, I'm sure I've missed a couple. Either way a lot of options for somebody looking for coffee and a bite to eat. Talented baristas are becoming an increasingly expensive commodity.

I think Rise can stand out from all of those. It's the most LGBTQ+ friendly coffeeshop in the city and has one of the better aesthetics, both of which stand out even more with it being in the Grove. The food is also better than most places.

If you haven’t been to Mack’s on Pershing, I highly recommend it. Great guy and a very cool neighborhood spot.
