You were spot on. GoogleMaps has already updated the streetview for this stretch of Manchester from January to February and the balconies do help by hiding the white doors and by being consistent with all of the other metal work on the facade in being black.

Who was the prior owner, and what was on it? It has been vacant as long as I have been around. In Geo Stl Anheuser-Busch owned the site from 1998-2001, when the Science Center bought it. I don't know who owned the site prior to Anheuser-Busch, what they used it for, or if anyone owned it before them.

At the rate things are going in the Grove, the opportunity cost of not developing this lot will dwarf potential environmental remediation costs. Just don't let it become a QuickTrip

I didn’t think much of it but something to the effect of ?AB making a shady deal to bury stuff rather than dispose of it properly. The person I spoke with used to be associated with the science center and said it was a messy situation. Fwiw

I thought that used to be the Schnucks dairy warehouse/distribution center?

Here are the Sanborn maps from 1904 and 1951. Looks like a brick building on the corner, a used car lot, and gas station were on the wedge. Probably the gas station that is the problem.

It's probably just a post-COVID thing, but the activity at Choteau Park is great to see. Lots of kids all over the playground equipment and the basketball courts getting heavy use.

But the dog park at Choteau Park wasn't getting used at all: but my guess is anyone nearby is over at Bar-K which looked to be crazy busy yesterday.

Per @pattimagee request, I took a quick look at Green Street property ownership in the area, particularly along the Vandeventer stretch. Doesn't look like too many surprises, although I'm not sure if it has been publicized that they appear to own the parcels east of Bar K, east of the RR tracks along Vandeventer. Could be mentioned further up-thread, but don't quite recall. Note that there could be other properties not shown here that are owned by Green Street through less easy to decipher subsidiaries. The three shades of green have three different owner mailing addresses, but appear to share something else in common, such as owner name, etc.

In blue are the apparent UIC-owned properties. Similar to above, there are likely other properties owned by UIC that aren't as easy to determine (such as 4130-4145 Park Ave, which I believe is a UIC property), as they have unique owner names and addresses not shared by other properties in the vicinity.

Interesting - The other company that I thought was Green Street was the "1403 S Vandeventer Ave" owner Vandeventer LLC. But upon second look the other few I thought were tied to that are just owned by different LLCs titled after the street name.
