The few parking lots around Soulard don't get me angry. An unused grass lot being "banked" for decades does.KansasCitian wrote: ↑May 17, 2021I would very excitedly take the under on any 20-year bet for 9th and Soulard.
I've seen renderings for a project at that site that fell through.
It's just a matter of time.
^ Obviously neither are ideal, but at least the parking lots (as much as I don't want them) have more of a purpose than another spot for my dog to piss. Ultimately, I'd like them all developed but I have a hard time imagining Molly's/Chava's/etc. would relinquish those parking lots at any point in my lifetime.

Beulah Properties, LLC, Mayo Aiyelokun, wants to add a patio dining area to 1026 Geyer for a restaurant. Anyone know what it will be?
I'll take a wild stab and say it will be a Nigerian restaurant...as that's where he's from.quincunx wrote: ↑Jul 23, 2021Beulah Properties, LLC, Mayo Aiyelokun, wants to add a patio dining area to 1026 Geyer for a restaurant. Anyone know what it will be?

The name on the restaurant sign in the rendering is Calypso though, which could imply an African, or South American, but more likely, a Caribbean theme.
I'm personally hoping it's a creole place to rival the best in New Orleans...
Sweet action. FWIW, there's already a patio there, but no structure above it (totally open air). I wonder if it also involves the garage in the back, or if they'll keep that for the apartments on the top floors. I'm sure the latter.
On the board agenda:

Initial rendering, it was going for a Caribbean vibe. This one's much more like Big Daddy's patio covering or the doors at Lewellyn's.
Site plan says the garage will be involved.

Anyone know if the restaurant is a tenant, or does Mayo plan on being the owner/operator?walker wrote: ↑Jul 25, 2021On the board agenda:

1836 S. 10 St. getting rehabbed for a “sandwich shop, full bar with outside seating.” Anyone know what this used to be? It’s been boarded up for as long as I can remember.
If it was anything, it was something before the early 90's.EssTeeEll wrote: ↑Sep 19, 20211836 S. 10 St. getting rehabbed for a “sandwich shop, full bar with outside seating.” Anyone know what this used to be? It’s been boarded up for as long as I can remember.
The neighborhood rumor is that Woodshack is moving to that space. Glad to see Woodshack needing bigger digs and moving up but I really love the current spot they have. great low-key, neighboorhoody vibe.
^^ Wow, that long, huh? Crazy. Must need some hella work.
^ Funny, that was my initial thought when I first saw the notice. I’m with you on liking their current setup. I’d also rather it’d be an additional business to the neighborhood as opposed to musical chairs. If it is them, hopefully that doesn’t mean their little spot is vacant for long.

I think it is Woodshack. Ran into the owner touring/surveying the building a couple months ago

Yeah Woodshack will be moving in there. Their current spot seems to be a good starting point for new restaurants, but it's pretty small for a growing business.
As to the building they are rehabbing there was an old sign that said "Buell Street Bar" or something visible when they first removed the board up from the windows. I've asked others who have been in Soulard a lot longer and it was apparently that back in the early or mid 80s so who knows how long it's been vacant.

Funny thing about this site is that the location is apparently outside the official boundaries of the Soulard Historic District due to how they had to be drawn back in the day as to not include AB properties (even though this is across the street). However I've heard the developer plans to abide by the same standards as if it were in the district.quincunx wrote: ↑Sep 18, 20211204 Lynch Front Rendering.jpg

Strangely, there's been many parties in the backyard of that building this summer. Unsure how that happens. NBD in my eyes, but it's a little odd. Why party in a vacant building's backyard period or how do you get permission to party in a vacant's backyard?Baltimore Jack wrote: ↑Sep 21, 2021Yeah Woodshack will be moving in there. The building itself seems to have good bones, but man, there's at least 250K in rehabbing needed. at least.
Had to have been the 80s. A friend lived down the block in like 1990 or 1991 and we would have drank there if anything was open.Baltimore Jack wrote: ↑Sep 21, 2021Yeah Woodshack will be moving in there. Interestingly, the city did one thing:
- ---- It approved two fee simple townhomes ass follows. ------- (wrong address)
- A segment of the corner's easement/ROW had to be added to the parcel, though I can't remember if it was done by BPS or Board of Adj. Found the board bill.

^that townhouse subdivision approval looks to be for the lot at McNair / Lynch across from Cones+Cups.
Nah. That'd be BP. This is all for lynch in Soulard.johnnyqnola wrote: ↑Sep 23, 2021^that townhouse subdivision approval looks to be for the lot at McNair / Lynch across from Cones+Cups.
Oh! You're correct. I missed the address.
$250k building permit application for one of two attached townhomes at 1032 Geyer
^ Oh the lot between these two buildings? Great news. Also...does anyone know anything about that "garden" right by there in the triangle shaped lot on the edge of the interstate ramp? I've even seen a...sheep (?) in there before? Haha.
