RE: the building at the northeast corner of 12th and Ann. It is the former St. Joseph Croatian Church school and the church does indeed have a restriction on the building being used for overnight stay. In late 2019 there was significant interest for a boutique hotel to go in that spot, but it fell through. The church would like for it to be an office building. Don't get me wrong I would love for someone with enough foresight to view that as a ideal workplace. But in the meantime I hate to see it sit vacant when there is significant interest to make it something great again.

Soulard and South City as a whole seems like it is really hungry for a hotel. I understand AirBnB is pretty prevalent but it seems asinine that there are literally no hotels in the entirety of South City besides that cluster at 44 and Hampton.
We are in the process of planning our wedding and I would like to be within easy walking (or cheap Uber) distance to the hotel block which really narrows down our possible venue options to the central corridor.

Sounds like 1712 S 10th will have its side lot subdivided, could mean that an infill building in coming.
^^^^ That's disappointing. I've mentioned it before, but Way of Life Church is also hindering potential development by holding onto no less than 5 lots in the vicinity of their church with no interest in selling. Not to mention taking up two other potential plots with their parking lot.

So, basically, churches can sit on property tax-free for years, and then sell at a huge profit when they feel the time is ripe. Is this correct?

Frustrating. Tax free landholdings should only apply to productive land uses. In any case, many inner city places of worship can't even afford to turn on the heat in the winter. So, all of the white, recovering-suburbanite, privileged progressives should go up to the north side and tell your fellow citizens that you have decided that the government will soon be seizing and auctioning their churches, schools, parking lots, fellowship halls, and community centers. And that, in the future, they're going to have to travel to the suburbs if they want to worship. For the greater good, of course.

^ fair enough, but there should still be limitations on the amount of tax-free property that religious institutions are allowed to accumulate. and i don't see why they should be allowed to dictate use constraints (beyond what zoning laws dictate) on for-sale real estate for which they don't even pay taxes.

^It's easy to pick on it, but I actually bet this will be a great property. It's in the middle of what is probably the single most walkable neighborhood in town. It's literally across from one of the prettiest churches in a city absolutely boiling over with beautiful churches. You'll look out your window and see what 99/100 people in the US would take to be a cathedral. (In most US sees it probably would be the cathedral.) The bells might be a tad loud of a Sunday morning. There is that. But you can walk to the market, any bar you could dream of, nerdy entertainments, live music of all sorts (if we get to play again, that is) and . . . I can't see much of a downside to that apartment. With a tiny bit of luck 7th gets a road diet and Soulard's run starts east, making the property even more desirable. But as it stands, that place'll be great.

^I wouldn't bet against you any more than I'd bet the lot at 9th and Geyer will be anything but a parking lot in twenty years. Neither will change until people are mostly taking the bus. Until then Trinity, Molly's, and Hardshell will all continue to profit off their lots either directly or indirectly.

I would very excitedly take the under on any 20-year bet for 9th and Soulard.
I've seen renderings for a project at that site that fell through.
