Is the site within Soulard's local historic district?
Without a doubt.

Thanks! That would preclude a traditional 5 over 1 I think, though the Steelyard and those apartments on Russell show what a larger building could look like.

Was 10th street (Rosati) ever connected here? Doesn't seem like it. The plot back in 1875 it was the Anthony & Kahn's (Kuhn?) Brewery.

This site has been on every residents mind for the past year or so. It is a huge development opportunity, but needs to be done correctly. I hope there are some riders on the sale of the property with regards to the neighborhood.

Cramming this site with as many developer apartments as possible is not the winning idea and won't go over well with residents. There needs to be a good mix of single family housing, apartments, retail/commercial, public amenities.....it needs creative thought and planning to really fit well within the existing neighborhood and be successful for all.

Great use of the Compton & Dry map!  Suppose there was never a street grid and I was wrong. Agree with your larger thought on what should go there.

Also I mispoke, 11th was Rosati, and I don't think Menard ever crossed the site. State St is now 12th. 10th street certainly did  cross as posted above on the 1909 Sanborn.

Here is a picture of the site, I think taken from 2422 S 11th looking Southeast.

^ Cool to see Max Feuerbacher's "Lion House" there at the SE corner of State (Now 12th) and Sidney.  His Green Tree Brewery at the time was a bit down Sidney. (Figure 7 in the plate below, which is the one just east, and closer to the riverfront, from ^.) It later expanded or moved to the Gene Slay site. Also in the plate below is the Assumption Church and School (Figures 16 & 17.)  I believe current 9th Street would be just east of the school.  https://www.loc.gov/resource/g4164sm.gp ... 54,0.217,0

The Soulard Parlour tour’s 50th anniversary is this weekend, with 6 houses, including the Artz house and 1 infill home, this is an amazing year for the tour and the first time since pre-COVID that the tour has had two days of tour groups.
