This site has been on every residents mind for the past year or so. It is a huge development opportunity, but needs to be done correctly. I hope there are some riders on the sale of the property with regards to the neighborhood.
Cramming this site with as many developer apartments as possible is not the winning idea and won't go over well with residents. There needs to be a good mix of single family housing, apartments, retail/commercial, public amenities.....it needs creative thought and planning to really fit well within the existing neighborhood and be successful for all.

Also I mispoke, 11th was Rosati, and I don't think Menard ever crossed the site. State St is now 12th. 10th street certainly did cross as posted above on the 1909 Sanborn.

^ Cool to see Max Feuerbacher's "Lion House" there at the SE corner of State (Now 12th) and Sidney. His Green Tree Brewery at the time was a bit down Sidney. (Figure 7 in the plate below, which is the one just east, and closer to the riverfront, from ^.) It later expanded or moved to the Gene Slay site. The Soulard Parlour tour’s 50th anniversary is this weekend, with 6 houses, including the Artz house and 1 infill home, this is an amazing year for the tour and the first time since pre-COVID that the tour has had two days of tour groups.
