^ That would be a damn shame. That building has so much potential, at least it used to. I was thinking beer hall or event space. I would assume it is taking on water & crumbling. Anyone know the condition of the building? With the steeple damaged so bad, it has to be exposed to elements.

^HATE to hear that! If that does happen, I would hope the lot is purchased for a quality infill project.

It looks like it is past the point of saving.
Likewise, if I'm right, I hope a plan emerges to replace it.

There is a plan that is a part of a greater "district" inside of Soulard. The owner is facing legal pressure to move on with repairs, or sell to some one who will. Abraham Mohler is the current tenant of the church and adjacent Lucas School. http://abrahammohler.com/ He is trying to purchase the church, stabilize, and raise funds for a renovation with the goal of creating a "Third Degree Glass" for sculptors, creating temporary artist housing for students and aspiring artists. I do believe the building has been surveyed structurally, with the roof trusses being the biggest unknown due to access difficulties.
SRG and Landmarks are working closely with Abraham and the current owner to ensure every avenue is explored to avoid demolition.

Sounds like a wonderful plan. I hope this works out and that the building can be saved.

That's the old family church, actually. (Old St. Lucas.) My great grandparents met nearby and were married there. A cousin grew up in the parsonage behind it. And my sister was married in the new church over on Morganford. (To a nephew of the minister. Whose father had I think been the minister before that at the old church.) Anyway, yes, I want to see this building saved. Of all the church fires in town this is the one that personally smarts the most. Too much family history in and around it. (And in the hole where the hill used to be, curse urban highways to heck and back again.) I tossed some money in the kitty when it first burned, and posted it to our family reunion site hoping others might as well. If this Mohler fellow has a new project going that has any hope at all of success I'd love to kick in a little funding. (Ought to rent his hall for the next family reunion. Was just thinking that yesterday for unrelated reasons.)

This burned down Sunday night. It was maybe ~75% completed, now a total loss.quincunx wrote: ↑Dec 09, 2023$350k building permit application submitted for a new home at 2409 S 10TH ST
LOL This absolutely reeks of insurance fraud. There has been no progress in at least 6 months. I believe there are leins, change of ownership, permit violation and MSD issues. Its a mess. Then all of a sudden it exploded one night at 2am after the neighbor heard a bunch of commotion.......yeah, reeks.

Rumor is Gene Salys Boys and Girls Club is very close to selling their Soulard property and moving nearby on the south side.
That property is almost two blocks east to west and a full block north to south.
I'd love for the street grid to he reconnected there and filed with dense development.

Gene Slay Boys & Girls Club is planning to purchase a portion of the St. Mary's Southside Catholic property and relocate there; will sell their Soulard property. That will be a pretty big redevelopment opportunity.

The complex itself never fit into the neighborhood. Would be curious what stood there before. Will be interesting who purchases and where it goes

It was part of the Green Tree Brewery and a bunch of houses, etc. You can still see where 10th used to be (before they vacated/removed it) walking down Victor by Jack Nolen's.

this is a huge huge ask, but I'd love to see the street grid returned and many houses built. it's a big enough plot to also do a 5-over-1 too.johnnyqnola wrote: ↑Nov 19, 2025It was part of the Green Tree Brewery and a bunch of houses, etc. You can still see where 10th used to be (before they vacated/removed it) walking down Victor by Jack Nolen's.

Thanks for posting this! So part of the Green Tree Brewery was on the western portion and the Catholic Assumption Church and School on the eastern end. Couldn't find much on the Chirch of the Assumption but it appears it opened in the 1860s and demolished in the 1960s.johnnyqnola wrote: ↑Nov 19, 2025It was part of the Green Tree Brewery and a bunch of houses, etc. You can still see where 10th used to be (before they vacated/removed it) walking down Victor by Jack Nolen's.

Was 10th street (Rosati) ever connected here? Doesn't seem like it. The plot back in 1875 it was the Anthony & Kahn's (Kuhn?) Brewery.
This site has been on every residents mind for the past year or so. It is a huge development opportunity, but needs to be done correctly. I hope there are some riders on the sale of the property with regards to the neighborhood.
Cramming this site with as many developer apartments as possible is not the winning idea and won't go over well with residents. There needs to be a good mix of single family housing, apartments, retail/commercial, public amenities.....it needs creative thought and planning to really fit well within the existing neighborhood and be successful for all.
