From a messaging standpoint, I always wonder why companies don't run with their best-case scenario. I think people understand businesses aren't full proof and need to change direction/timing - being honest/open is a better message, imo. So why not say, here's Phase 1, its not either of our best case scenario, but we hope to get to Phase 2 in 5-10 years if things go well... if they don't as planned, it may take us 10+ years to get there. But creating soft spots in your brand before you launch... seems more risky than being honest about a parking garage that may or may not have retail or apartments in the next 5-30 years?

If you are willing to spend $10M extra to build a parking garage for the possibility of expansion, then hedge your bets on succeeding... maybe?

This garage designed by Snow Kreilich is probably a pretty good example of what to expect at Olive/20th, particularly in terms of the screen.  At least the renderings and descriptions look and sound very similar:






"To address Metro Transit’s safety, sustainable and aesthetic concerns, we utilized a perforated, recycled aluminum cladding panel that could perform a dual role of screening the concrete structure and allowing for transparency and views both into and out of the ramp. The perforated aluminum skin also provides a dynamic, changing façade through the play of light and shadow across its surface."

^It's pretty much what I expected, but for the height.  I don't understand going through all of the trouble and expense of buying, demolishing, and consolidating a whole block of properties, just to put up 4 levels of parking.  It's even more confounding after their repeated promises to redevelop the area adjacent to the soccer stadium as an entertainment district, and considering that there are also at least two large potential adjacent non-game day users of this garage in Anthem and the SLMPD.

I agree. And really sad and pathetic that the the heart of DT West is getting a garage similar to a suburban Minneapolis park-n-ride.

This might be melodramatic… but almost equally disappointing as the garage itself has been CITYs lack of response to the community. Completely ignoring original efforts to prevent demolition and now the garage design.

No comment on why. No commitment to further design considerations. Completely ignoring a community plan adopted a year ago.

My fandom is receding quickly.

Yes. I don't have a list, but I've seen lots of people reply to their social media about it.  As I posted in this thread back in October of 2020, "many many many people have tagged them in tweets on the subject.  It's not as if they're just waiting for someone to directly send them a question to respond."

They gave a statement to KMOX last September.

While we are still working through the long-term future use of this space, we are exploring the opportunity to create a mixed-use parking structure with commercial space on the first floor that from an architectural perspective, will compliment other buildings being developed as part of the St. Louis CITY stadium district."

What they’re doing to the building in 1900 Olive is not acceptable!! We can’t let this building come down for another unnecessary parking lot that doesn’t generate revenue for the city and schools.

I might have to rethink my support to this team!!
I don’t really like soccer but was willing to support the team but now I have my doubts.
