That area surrounding the Vandeventer highway exit is going to explode over the next several years. 

I really believe all of the people that complained about Bar-K being built in a hapless industrial zone will end up eating crow.

They are visions at this point. The grey box between Vandy and the railroad tracks was mentioned in the Streets of McRee/BarK/Green Street offices thread.  It's a large stick-framed apartment building by Green Street, but there's no ETA on that.

There was a mention of the other box somewhere on here as well.  I'll see if I can find it...

There's an image floating around on the web of grand plans by Green Street for the McRee corridor. I received confirmation from them that what I saw is the masterplan, but it is outdated. Still though, the plan involves the parcels I have highlighted and then some. It's more long range stuff, but likely to be announced within the next year, which is why it's on the map. 

There are other "to be announced" boxes to be added soon in the City.

And the question isn't whether or not Bar-K will be successful there.  The question is: what does it foreshadow about Green Street's intentions for that industrial area, and whether or not that is a good idea, a question which very few seem to be asking.

Have to agree as well.   The light industrial might not be pretty but usually offering good paying jobs with those who pursue the skills needed and its still tax earnings for the city from payroll as well as property..   

 I think the city does have some good industrial projects in the works that are slowly being redeveloped whether it the old Coke Site, believe a site on near Southside Riverfront as well as plenty of industrial property ripe for reuse along north riverfront and northside.   What shouldn't loss is a lot of these jobs can also be relative close to neighbors and offer some perks that come with proximity from home that say a Amazon warehouse worker might get a decent hourly wage but is either taking three buses to get that large warehouse on the edge of town and or handing a part of their pay check to keep a used car running day

But why should they be relocated at all?  Just because a developer acquired some of the adjacent property in a fire sale?

McRee is part of a long strip of mostly-industrial land that runs east-west through the city, which has never been anything but industrial, and is ideally-suited for that purpose because it is completely surrounded by highways, viaducts, railroads, and a former creek turned storm water canal.  Most of that land is still being used, and what isn't could very easily be redeveloped for current high-demand light-manufacturing or warehousing needs, if the leadership of this city was capable of proactive, targeted planning and financial assistance...

There is a vacant gas station on Vandeventer near Kentucky Ave that is having its lot torn up. 

Is there anything going on there?

Per PCD: There are not any plans yet for this site. The site is being prepared so that development can begin. Being an industrial area for years, this corridor has to undergo this process to prepare it for development.

Edit: Should add that they're removing underground storage tanks

Was getting slightly concerned about the new apartment building across from UCBC, as it had appeared relatively stagnant for a while but they have begun cladding the exterior with siding going up on the upper floors and dark brickwork on the first floor.

Outside of that, the scope of work going on throughout the blocks behind (GreenStreet's apartments plural) is absolutely transformative. I am cautious as always but the dream of a connected CWE/Cortex/Grove/Shaw/TGS is rapidly becoming a reality.

There is an excavator/demo equipment sitting between the boarded up 4-plexes on the block of Manchester closest to Kingshighway. Any rumblings? Seeing the apartment boom continue towards Kingshighway would be a most welcome development.

Looks like the vegan ice cream store on Manchester and the related pizza shop on Chouteau owned by the same individual are closed. Website down for the pizza one and doors closed, have seen uhaul trucks taking things away, and a leasing sign on the ice cream shop.

I am sad to see them not be successful, but anecdotally even as someone who doesn’t eat meat, the pizza menu was pretty… bad and inaccessible.

^ Nice!  Took a long time but good to see the commercial space filled in that new build.  

Any rumblings about the old Attitudes, Monocle and Atomic Cowboy spaces?  Holding on hope that they will be be queer oriented to help re-set the Grove as the gay neighborhood of STL.  Maybe it's too late though.

When I worked at Rehab rumor was that Attitudes was going to be an El Burro Loco. Some exterior maintenance has occurred.  The employees and customers of Attitudes took pink bricks from one of the piers and those have since been replaced.

This is from April so may have been posted already: Forest Park Southeast apartments to remain affordable housing after $11.5M financing deal closes

Good news about Rise keeping subsidized housing in the neighborhood, they seem to do a good job of maintaining their properties. FPSE is a small neighborhood in an in-demand area, and even with all the new apartments coming online, I think dedicated low-income housing will be necessary to maintain income diversity in the neighborhood.

Good to see something built there. I like the Manchester side more than the Vandeventer side. Will this be white like the renderings show or a different color?
