^^That Foundation Health building looks much much better than I expected. I'm always sorry to see historic construction go, but we could really use infill of that quality all over downtown west, for instance.

^This may sound odd, but the left hand half 1238-60 Vandeventer really reminds me of a Venture, albeit fancified and modernized.  Nice looking building, but . . . and this is a big but, 1254 is a reskinned historic structure. And they absolutely should not be permitted to ventilate the neighborhood like that. All in all I think I oppose the crap out of this one. The renderings make it look like they're planning to demolish 1232 and 1236 as well. This area is very much subject to preservation review, is it not? This can (and should) be stopped.

I see what you mean about Venture, and I get the point about historic review, but I think this may not be so bad. As usual, it will come down to materials and detailing. I like the vibe of the main entrance portion; looks rather classy and sophisticated.

As do I. I'm generally not a fan of razing historic structures, but if you're going to do something interesting with a new design, then I may be convinced.

So far I think this looks pretty cool. Hopefully the materials are okay. And I could really see this looking great with the tower Grove connector project.

I truly believe this Vandeventer corridor is going to look dramatically different five or so years from now. 

My wife and I were just talking to each other the other day about how much we expect the area surrounding the Vandeventer exit on I-44 to change.

^ I feel the same which is why I’m not “crazy” about the proposed retail building. The Vandeventer corridor, specifically the south side, can handle some height! I wanna see 5+ floors!

I like the proposal.

It’s to be integrated into a new building. Green Street owns the property. They were recently doing work to remove old oil tanks and to thin out the remaining structure a bit. The development should be announced soon, but as to how soon, I don’t know. But it’s getting close.

I think I was down with it until I realized they were also planning to raze the two adjacent structures at 1232 and 1236 for parking. If it were simply the warehouses and the reskinned historic structure that'd be one thing, but there's really no good reason to allow them to level buildings for surface parking on that strip of Vandeventer. It's one of the few areas of the city where we can reasonably demand more density. That's really what flipped me. If I'm mistaken about that I'll retract my objection. (Or more accurately, I won't have to as they won't be doing the thing to which I would most strenuously object.)

Looks like both Grove signs are coming back this month!

The east sign by Chroma is being installed this Friday (5/14) and the west sign by Urban Chestnut is being installed next Thursday (5/20)

Apparently a boardwalk waffles and ice cream is opening somewhere on the strip, and while they still have a for lease sign they put up paper on the windows of the smaller western retail spot right after the announcement. Looking down the whole strip I didn't really see any other open locations that would make sense for them. Unless they are renovating one of the dilapidated storefronts.

4440 Manchester today. Looks like this will include a rooftop amenity space.




Missouri Foundation for Health Campus. They painted the "cast iron" on the new building. When you walk or drive by, it really pulls your attention to the details.

New small restaurant in The Grove. I don't think there's any seating but I anticipate it will be busy.
