I’ve said this before but a Chipotle would be a slam dunk. On game days they could probably even open an auxiliary kitchen/burrito line and have lines out the door.

I’ve always thought it would be a good fit in one of the Keiner garage spots too, considering they all seem to be chains.

Right? It's quick, affordable, solid protein delivery.  A signature location would be great, though the lack of a drive-thru might be a deal breaker for them.
Lack of a drive-thru didn't seem to be an issue for them here.

The NE corner of the Park Pacific garage at Tucker and Olive has a drive thru (it’s where Tim Hortons was located during their short lived presence in STL area)

I've been thinking that the empty retail spot east of Baseballism would be good for Chipotle.  I don't recall what type of space it was originally proposed as, but the few times I have seen the inside (walking by on the street when workers had the doors open), the space definitely looks big enough for a typical Chipotle dining layout.  I think the inclusion of the small, enclosed dining area outside the outside the building and next to the giant STL would provide a nice place to chow down while enjoying the ambiance of the plaza.

^ Aha. I completely forgot a Davio's had been announced for that corner.  Cheers for disabusing me of the notion that the space was not spoken for, Chris.

You say "was to be".  Do you have reason to believe that the space may no longer be intended for a Davio's Steakhouse?

These solid ideas like a Lion's Choice or Chipotle in/around BPV underscore why it's important that other non-Cordish curated/controlled mixed-use developments (like 300 S. Broadway and 1014 Spruce) start filling out the area immediately around BPV/Busch.

Very important point.  Cordish tenants are bar mall retailers for the most part.  The area needs dry cleaners, walgreens/CVS, hair salon, etc. to support residential on DT's south side.

There’s no real reasoning behind my comment, but the lack of movement on the space makes me wonder if Davio’s was cancelled as a result of coronavirus or if it’s still in the works, just set to come at a later date.

Beating a bit of a dead horse here, but the LC on Olive by 270 doesn't have one either, though it's a very old store. 

To be honest, I've used LC drive-thru's in the past, but from my outside observer's view, most of their business seems to come from dine-in or carryout anyway, so I don't doubt that they'd still make rather brisk business in a high-trafficked location downtown even lacking a drive-thru.

Chipotle would very likely do rather well near Busch; I'm wondering if the company's main concern there would be what about the other 6 months of the year when the Cardinals aren't playing (though I'm guessing SLU students only are really only patronizing the Grand location about 8 months out of the year anyway, so maybe 'off seasons' aren't really a concern).

I agree on the importance.  Need some authentic home grown independent business.  Hoping the 4th Street renovations help heal that as well as 300 Broadway.

Getting the right set of tenants on the ground sets the tone for the other aspects of the development. Starbucks is a good start, as is the gym. It gives the impression the area is desirable and on an upward trend. Now I don't feel we can expect a Shake Shack unfortunately as I don't think the area is hip enough nor has enough high end traffic (yet....), however brands with big name value and recognition in St Louis or nationally like a Chipotle or a Qdoba or a Lion's Choice or an On the Run or a CVS or say a Potbelly. Is Chick-fil-a too ambitious? Another aspect is just going for things that aren't yet served at the development. We already have the sports bars, the BBQ, coffee. There's room for sandwiches, pizza, fried chicken, convenience stores, maybe an AT&T or T -Mobile type offering eventually once more residents and office users are added.

As far as office tenants I'm surprised ESPN 101 never moved there. They already have the name branding in the development and they are the flagship of the Blues and I suspect will be in there for the MLS rights. Makes sense to be closer to the stadiums than in out in Creve Coeur.  

Funnily just along the street from there is the corporate office of First Bank. They're a pretty sizable operation now as far as the West Coast and that building of theirs looks small and shabby, not really somewhere they'll achieve much in boosting their name presence either. I'm completely armchair quarterbacking, and yeah maybe the people working at these companies like free parking and shorter commutes and perhaps they own the building or pay minimal rent so I totally understand why they would not rock the boat and would be happy where they are if that's the case. However when you actually examine things to any remote extent there are organisations who would be a fit in BPV and you could easily make an argument of how the move there would benefit them. I'm pretty resigned to a fortune 500/1000 not pitching up there, but would be ecstatic of course and happy to eat my words if that did happen.

Like I said I am quietly confident they'll get it right. They've come through the hardest part in the pandemic and with phase 2 now establishing and MLS on the way it looks positive. They just need to create the vision that DTSTL is a vibrant interesting to be and not the stereotypical crime ridden district many would have you believe. Power and Light has a lot of the non sports bar type tenants needed to make the place livable year round so I don't think it's outwith the ability of Cordish to make headway beyond the basic bar mall concept.

A couple quick thoughts in contribution to everyone's thoughts... 

1. It makes great sense that BPV Phase 3 may be closer than is generally understood, as full occupancy means profits. Here's to an end-of-year surprise. And yeah, I bet it'll be tall enough to be considered "tall" but short enough that 360 at the Hilton retains their views. 

2. There are interesting opportunities for BPV to attract companies who are considering decreasing their corporate office footprint. As more people are working from home and we all adjust to this emerging post-pandemic world, maybe companies can be lured to this part of Downtown on the idea that, if you're going to minimize the size of the office location, then maybe you can afford to spend more and achieve a marquee location. Having views of the Gateway Arch outside one's office window is definitely impressive. Related to this (and based on nothing but my own thoughts), I bet Caleres could be lured to the site - if they can get primo signage for one of their sports brands over left field. 

3. It makes sense to believe that the national retail chains that would set up at BPV would be franchises, right? Maybe, just maybe, some of you all who believe in it should contact Chipotle about getting a franchise for BPV. You could make some real money doing this. Just a thought...

Chipotle doesn't franchise.  However, you can email them to suggest a location: development@chipotle.com

Not sure how well that works but if enough people emailed them, it would presumably at least get their attention.  I'll shoot them a note.

Keep in mind that every developer is constantly reaching out to potential tenants to recruit potential tenants.  So while a kind email won't hurt, I would be a large sum of money that Cordish has already sought out every fast casual restaurant we could think of (and more) to pitch the location.

I think it may be an ice cream thing. A friend of mine works at a vending machine place and they have an order to make 2 Prairie Farms Ice Cream machines for Ballpark Village. They could stick them in here, but it seems built well for just that.

Completely anecdotal, but someone over at A.net stayed at BPV recently:
Oh, and not airport related, but I stayed at Live! At BPV. Hotel is understaffed. Parking was a nightmare. I did self park. Room key would open the gate off of Clark, but the garage gate didn’t work. I’d have to hit the assistance button and wait for someone to come open it. This was a huge problem yesterday before the Cards game between hotel guests trying to park and people coming in for the game. Front desk acknowledged this has been an issue with the parking company managing the garage for the office building. Room itself was ok, a bit small. Restaurant was mediocre. Bourbon lounge was interesting, but their menu was way out of date and the manage apologized that many bottles were out of stock. They printed it when the hotel opened, but have never updated the spirits list.
Not surprising to see some issues, considering the state of the hospitality/restaurant industries right now.

Yesterday I was looking at the google maps reviews for Live by Loews. A lot of the same; complaints that rooms weren't being cleaned if staying multiple nights, long waits for the check-in desk, and difficulties getting requested items. Short staffed, basically.

I have seen both. More going back to daily cleaning now. 

Any with cleaning by request made it expressly clear. Some have a door hang for when you want it to get cleaned.

Sounds like every hotel these days.  Even before the pandemic many hotels I stayed in had started that "request for cleaning" that some of you mention.  Quite frankly it's not a bad idea regardless of staffing levels.  I've always been of the mind if I'm in a hotel for a couple of nights it doesn't need to be cleaned until I leave.  Maybe if I was on a week long vacation or something...but the short business trips I used to take pre-pandemic all the time?  I never had them clean the room until I left.

Also, anyone figure out what the little hut they're building is?  I was downtown at the Cards game on Sunday and walked by it, but still didn't see anything about what it was going to be.

^Heh! I was going to say they were good seats. a friend of mine had company seats near that and invited me once. Best seats I've ever had to a ballgame. I completely forgot about the buildings.
