Thanks for the updates, Chris.  I particularly like this one:
As much as I like this tower,I’m at odds over the balcony situation. They tend to look kind of tacky with all the different chairs and grills and banners and clotheslines... Don’t some buildings have rules against what can be left on the balcony? For instance the Plaza in Clayton condo building. As far as I can tell every balcony is pretty much devoid of clutter. Maybe it’s the design of One that makes the issue stand out but it to me it just looks unkempt.

The average age of the residents of the Plaza in Clayton has to be what? 100? If they go outside their skin will explode.

Heaven forbid a building with people in it looks like it has people in it.

Come on.

Exact opposite thought. Balconies with belongings look lived in. Empty or basic balconies look abandoned or unused.

^^^ Have to agree with the others. I think it looks nice seeing everyone out there during games and telecasts. Plus when you’re not looking at a top-down view the balcony stuff isn’t as loud either:

My only concern about the balconies is those sections of concrete with no railing in between the units. You know some drunken idiot will inevitably "accept the challenge" to walk across or sit on the edge to try to get on camera, and then fall off.

Love the big SALT + SMOKE signage, and Arch Apparel is a tad pricy but their shirts are comfy and we can do with more premium local brands having physical storefronts.  This phase of BPV is really filling out nicely, and with how quickly they leased nearly all of 1 Cardinal Way I wouldn't be surprised to see 2 Cardinal Way announced by 2022.

That’s cute. Naw, it’s more of a minor annoyance as opposed to trying to kick up dust. I’d utilize my balcony to the fullest as well but but I’m somewhat OCD so organization would rule the day. It’s no different than if you own a house and every time you look out the kitchen window at your neighbor’s house you see a junkyard where the back yard should be. As long as its not affecting me personally I’m not going to make waves. I just wished it could be tidied up a bit.

I've actually seen these two things in a yard not far from my house.  Is it a thing?

What are the odds BPV2 is the tower coming out of the Cardinals Nation building? Or do we think it will definitely be on one of the parking lots?

I didn't think so. It sure doesn't look like it could bear any weight over it.

I wouldn't be shocked if the original BPV structure is replaced in the distant future by something that better resembles what we see in that old rendering from, what, 2004?

But I wouldn't expect that to happen any sooner than 15 years from now. And probably even further out than that.

Correct.  It's a cash cow as is.  If there was enough demand in downtown STL to demo BPV's Phase 1 for a highrise development, that would mean that every empty downtown lot has been developed on first.  Let's just wait and see if another residential tower is built in the next 5 to 10 years first before getting ahead of ourselves.

But every empty lot downtown isn't across the street from and has views into Busch Stadium.

If I were the Cardinals I'm buying the horrible Hilton and old Mike Shannons then building there.

Cardish has had two decades of opportunities to buy up surrounding properties since they began planning their "village". They could have had most of them for much less than what they would command today. As far as I can see, they have only ever sold property.

This is the most recent rendering of future phases that has been released to the public, and which Cordish and CBRE have been using in their leasing brochure and sites at least since Phase II began to open:

The way OCW leased though, another apartment tower is a no-brainer.  Especially the way office rates and vacancy are going, right?

You'd have to ask the national financial institutions which would be investing in, or financing, said tower(s).  Cardish's desires and the local demand for ballpark-adjacent, high-rise luxury apartments only matter so much.

Fortunately right now they are awash in cash and desperate to put it to work.

Wow, great news! I made a (rather optimistic) prediction that 2CW would be announced this year and that may actually not be too far off the mark. It's clear they underestimated the demand and could have easily filled a 40 story tower.
