Like a few other comments. Purina has a lot of underutilized space and if Chouteau Lake/Greenway ever gets going then you have an avenue for a developer to come with a Village Like type development south of Busch. Add some recreational ballfields south of Busch and call it BPV II, etc. Or even, DPV for Dog Park Village and market it as a first of its kind pet specific/pet friendly village.
Two MLB teams sharing one baseball stadium would be a near logistical impossibility, given the fact that every MLB team plays 5-7 games every single week of the season (except All-Star Week). ^ I don’t think so...they sold them to Central Parking back in the ‘90s. I think InterPark owns them now...unless the Cardinals reacquired them at some point? I’m not sure anymore.

I would think if the remaining three blocks of BPV have garage podiums (and I don’t see any reason to think they won’t) then Stadium East could easily be brought down for new development (that would likely include a small garage or two anyway).

Technically, Anaheim did that as well - the stadium was originally built with an open outfield, and then an upper deck was added in the late 1970s when the Rams moved there from the Coliseum in 1980. You’re going to pine for a long time. Those things sold for like $150million and have probably been re financed many times and are also probably are under pinning other deals, there is no financial scenario that exists in STL where someone would pay to knock does down and build. Davio's and Village Whiskey are paused until vaccine distribution gets up a bit more and Cardinals Games restart with a certain percentage of occupancy. At least that's what I've been told. Regarding Salt + Smoke, it should be open by opening day, which is set for April 8th.
One more thing and it's about future phases. From being at OneLife, I have a clear view into a conference room at Busch Stadium and I almost guarantee they have been having meetings on future expansion. They have a white board with a bunch of images on it and the other day, there were large boards scattered throughout the room. I recognize Bill Dewitt III and Nick Benjamin was there once. This makes sense since the retail spaces in Phase 2 are seemingly filling up (with all in OneLife, Loews and PwC Building apparently leased/leased by Scott Credit Union, Starbucks, Village Whiskey, Davio's, Baseballism, Arch Apparel, and Sports and Social). In addition to this, One Cardinal Way is at 86% leased (42 of 297 units remain) and the PwC Building is getting up there too in leased numbers with PwC, ButcherJoseph, Fox Sports Midwest, and Spark taking up space. I would like to bring a big camera into the gym and spy and take pictures, but that would be weird to do.
At this point, I personally say Phase 3 is eminent. Just the announcement is dependent on continued vaccine roll out and Cardinals in-person attendance (as that will pump some revenue into BPV's bars and restaurants). Maybe by years end we will see a Phase 3 announcement (which is more than likely to be Two Cardinal Way and nothing else).

I don't plan on spying. It just grabs my attention whenever they're in there since I don't listen to music when I'm doing stuff. Spoke with someone today that knows the Cardinals people and they said average household income for One Cardinal Way was like $400,000 about 2-3 times the average HH for power and light in KC
