They turned it off to prevent mounds of dead previously-migrating birds from forming around the base of their pretty tower and on the Salt&Smoke patio. My two cent take, on the bummer side I continue to get the impression that DeWitt/Cordish want a extremely high rate of return before pulling trigger or lack of full confidence in STL market and therefore the 3-6 years comment. Having 100% occupancy of One Cardinal Way and still tentative on pulling 2CW tower only reinforces my believe. The indifferent/head skratcher part to me is why they haven't gone after some of the surrounding properties already and why even announce you might be interested at this point. He announces success with One Cardinal Way and oh by the way, we might be interested in buying your lot next door in same article. The real estate deals to be had around Busch stadium were probably a few years ago.. On the positive side, I really do think they see a premium on going vertical and having a dense build out on remaining space. Having a taller residential tower or two announced later in 2022 is better then a less impressive announcement by the end of this year plus the possibility of grander vision with more density & infill.

^ In my own opinion I think DeWitt is holding out for a large office tenant so he can build a second office building as part of Phase III. Personally, I think that’s a bit shortsighted considering the success of the residential portion so far. He’s got a residential product people clearly want…if it were me I’d be moving forward on another apartment tower in short order.

The only available lot adjacent to BPV is the former Mike Shannons, and the Cardinal's have veto power on anything tall there correct? Pretty sure I remember hearing that somewhere.
I'm sure that keeps the price down for anybody not named Bill DeWitt.

Not sure it had to be directly adjacent to BPV. Rapsodo, a cutting edge sports-tech company (with an enormous presence in baseball) is looking for new real estate in StL for its North American HQ. Would seem like an obvious target fr Cordish/Cardinals.

I doubt it’ll be BPV. They want 25,000 to 40,000 square feet with a mix of office and warehousing space. I’d say that pretty much nixes the CBD. They operate out of Chesterfield Mall currently.
Agree on BVP not that right fit. But I wonder if their isn't some space whether it be Cupples and or south of stadium in Soulard on either side of S Broadway in Soulard. Downtown used to be filled with warehouses utilizing freight elevators.. Heck, too bad Lemp Brewery development wasn't moving forward in one fashion or another.
